Brokers, channel partners, and property portals have all begun murmuring about Oberoi Realty, the Mumbai developer known for landmark addresses like Three Sixty West in Worli, turning its attention toward the Kharadi-Wagholi-Hadapsar belt. Nothing has been formally registered yet, but the signals are worth reading carefully for anyone tracking Pune's premium housing story.
Officially, Oberoi Realty has kept its geographic base tight for four decades, building its reputation almost entirely within the Mumbai Metropolitan Region. The company has operated primarily within the Mumbai Metropolitan Region, building depth across Goregaon, Andheri, Mulund, Borivali, Juhu, Worli, and Thane, with its stated near-to-medium-term ambition encompassing Pune and Bengaluru as additional markets. That single line from the company's own communications is the closest thing to an official confirmation that Pune sits on the horizon, even though no land parcel or RERA filing in the city has been announced to date.
What makes the timing plausible is the balance sheet behind the ambition. Oberoi Realty reported gross bookings of ₹1,673 crore for the fourth quarter of FY26, marking a year-on-year increase of 96.13 per cent, with bookings recorded for 229 units, up from 78 units in Q4 FY25. For the year as a whole, Oberoi Realty reported bookings of ₹5,447 crore, up 3.14 per cent year-on-year. Numbers like these give a developer both the confidence and the capital to fund entry into new cities without straining its core Mumbai pipeline.
The closest precedent for how such an entry might unfold is Gurugram, where Oberoi Realty tested the waters outside Mumbai for the first time. The company announced gross bookings worth ₹8,109 crore for its luxury residential project, Three Sixty North in Gurugram, marking one of the strongest project launches in India's luxury housing segment. That project, spread over land the company acquired in Sector 58 on Golf Course Extension Road, has become something of a template: buy a large, well-located parcel, build a design-led flagship, and let the brand's Mumbai reputation carry the launch. Industry watchers who track the company's land strategy have noted that securing prime land and expanding integrated, mixed-use projects strengthens the long-term growth pipeline, market share, and earnings stability amid industry consolidation. A similar move in Pune would not be out of character.
As for why the eastern corridor specifically, the answer lies in what is already happening around Kharadi. Rival developers have been moving fast, and their moves illustrate exactly the kind of opportunity Oberoi Realty would be eyeing. Godrej Properties announced the acquisition of an approximately 16-acre land parcel in Upper Kharadi, Pune, its second land acquisition in the micro-market. The project is planned to feature premium group housing and high-street retail, with a developable potential of around 2.5 million square feet and estimated revenue of ₹3,100 crore. Godrej's own leadership described the appeal in blunt terms: "Upper Kharadi has rapidly emerged as one of Pune's most promising real estate corridors, driven by its evolving infrastructure and strong connectivity." That single acquisition, combined with an earlier one nearby, took the total revenue potential from both projects to around ₹7,300 crore — a scale that tends to attract competitive attention rather than deter it.
The broader Pune market, it should be said, is not without headwinds. Housing sales across top Indian cities declined 4 per cent year-on-year to 84,827 units due to factors such as affordability pressures, geopolitical uncertainties and correction in equity markets, with large markets including Mumbai, the National Capital Region and Pune seeing year-on-year declines in sales, even as underlying demand drivers remained intact. For a developer like Oberoi Realty, which has historically entered markets at the premium end rather than the volume end, a softer overall market is less of a deterrent — branded, well-located luxury supply in Pune remains comparatively thin, which is exactly the gap the eastern corridor's infrastructure push could fill.
A word of caution is worth adding here for homebuyers already searching online. Several broker and lead-generation pages have begun advertising an "Oberoi Realty Pune" project complete with generic descriptions of 2, 3, and 4 BHK apartments, but none currently cite a confirmed locality, tower plan, or RERA number. Until the company files an official land acquisition disclosure or launches sales under a registered RERA project, such listings should be treated as speculative interest rather than confirmed inventory. The company itself has indicated that large-scale land purchases remain on the table for the near term — during its Q4FY25 results conference call, Oberoi Realty unveiled a strategy to pursue large-scale, high-investment land purchases, potentially within the year — which is precisely the kind of disclosure that would need to happen before any genuine Pune project takes shape. For now, the eastern corridor's transformation continues with or without Oberoi Realty's name attached, and prospective buyers are best served by watching official regulatory filings rather than pre-launch marketing.
