An Address Beyond Compare

There are addresses, and then there are legacies. On Dr Annie Besant Road in Worli, one of Mumbai's most storied real estate corridors, Oberoi Realty's joint venture I-Ven Realty Limited is bringing something the city has never seen before: a residence bearing the name of Aman, the Swiss house whose very word means peace, and whose properties across the globe are spoken of in hushed, reverent tones by those who have stayed in them. This is not simply a tall tower with a famous name attached. It is the meeting of two philosophies of excellence, Oberoi Realty's four-decade command of Mumbai's skyline and Aman's singular devotion to sanctuary, unfolding on a leasehold parcel of 16,689.93 square metres on Doctor Annie Besant Road, roughly four acres of land that few developers in this city could ever hope to touch.

The development itself is conceived as two intertwined chapters. The SPV plans to develop a hotel comprising around 80 guest rooms, along with food and beverage outlets and allied facilities, and it intends to construct between 150,000 and 200,000 sq ft of residential real estate (carpet area) for sale, complemented by associated amenities. Every residence here will carry the Aman name not as a marketing flourish but as an operational reality: the residences will be developed, marketed and sold using licensed Aman trademarks and will also be managed and operated under the Aman brand, positioning the project within the ultra-luxury segment.

The ownership structure reflects the seriousness of the undertaking. Oberoi Realty holds a 39.13% stake in I-Ven Realty Ltd, while another 39.13% is owned by Vikas Oberoi, the company's promoter, and the remaining 21.74% stake is held by Alpha Wave Ventures II, LP. Aman's involvement is structured for permanence rather than a passing collaboration: Aman's management contract will run for an initial term of 25 years, with an automatic extension for a further 10 years unless the brand opts otherwise.

As of now, this is a long-horizon vision rather than a project with keys ready to turn. The hotel is expected to become operational in 2032. For discerning buyers willing to wait for something that cannot be replicated, this patience is itself part of the promise, a residence that will emerge fully formed, fully brandied, and utterly singular in India's luxury landscape.

Worli: Where Mumbai's Old Guard Meets Its New Skyline

Few neighbourhoods in Mumbai carry Worli's particular weight of prestige. The project sits on Dr Annie Besant Road, deep within a corridor that has quietly become the city's most coveted address for those who have already arrived. The numbers tell their own story: Worli is a prime residential and commercial real estate market, and the area dominated big-ticket home deals in 2025, accounting for 21 of the top 51 residential deals across the country. Ultra-rich individuals bought homes worth ₹3,511.42 crore in Worli in 2025, and by the fourth quarter of the year, the average property rate in the area stood at ₹81,083 per square foot, up from ₹78,085 per square foot in the same quarter last year. Beyond the numbers, Worli offers a rare combination of connectivity and calm. The Bandra-Worli Sea Link places South Mumbai and the western suburbs within a short, uninterrupted drive, while the Worli Sea Face promenade and the Arabian Sea itself lie just moments away, offering the kind of open horizon that is nearly impossible to find elsewhere on this crowded peninsula. Nehru Centre, Worli's business and cultural district, and a growing cluster of fine-dining destinations and five-star hospitality addresses surround the neighbourhood, reinforcing why global brands like Aman have chosen this stretch of coastline for their India debut.
