For Oberoi Realty, FY27 is shaping up to be exactly that moment — a year in which the company plans to move on nearly a dozen fronts at once, from the redevelopment lanes of South Mumbai to the forested slopes of Thane and, for the first time meaningfully, the salt-air calm of Alibaug. On its Q1 FY27 earnings call, Chairman and Managing Director Vikas Oberoi laid out the year ahead with characteristic understatement: "Today we have Aurelius which is on Pedder Road. We'll be launching that. We have two towers, one each in Pokhran Road and Kolshet, which we will launch within this year itself. Then we have a project in Alibaug that we will launch." Behind that brief statement sits a genuinely large undertaking — one that analysts have been tracking closely since the company's Q4 FY26 results.
Aurelius, the Pedder Road project, sits at the heart of what makes this pipeline interesting. In Mumbai, the project pipeline includes the redevelopment of two residential societies on Pedder Road, an area known for high-value properties. Pedder Road is not a market where land simply appears; it is a market of old societies, tight redevelopment negotiations and buyers who have waited years for a builder with the balance sheet and patience to see such a project through. Industry observers note that projects of this complexity in South Mumbai usually take 12 to 24 months to move from signed agreement to RERA registration and public launch, which is why Aurelius, though named on this year's call, may only fully reach the market as FY27 progresses.
Thane tells a different story — one of continuation rather than entry. Oberoi Realty already has deep roots in the Kolshet and Pokhran Road belt through Forestville and the broader Oberoi Garden City development, and the two new towers planned for FY27 extend that footprint rather than start fresh. The expansion in Thane involves adding two new residential towers in the Kolshet area, aiming to capitalize on the sustained demand for premium housing in established urban corridors. This matters for anyone tracking the micro-market: Thane's western belt has absorbed successive Oberoi launches without much pause, and the brokerage community has previously flagged Kolshet's underlying cash-flow strength as a reason to expect fast-moving sales. Kolshet's phase-1 was expected to generate gross cash flow of Rs 1,280 crore while phase-2 was projected to add up to another Rs 860 crore in the following five to seven years — a figure that gives some sense of the scale a single Thane launch can carry.
Then there is Alibaug — arguably the most-watched name on the entire FY27 list, simply because it is new territory. The company outlined Alibaug as a project scheduled for Q3 FY27, signalling Oberoi Realty's entry into the coastal luxury segment. Unlike Pedder Road or Kolshet, this is not redevelopment or brownfield expansion; it is a fresh land parcel positioned for the second-home and weekend-retreat buyer who has increasingly looked toward Alibaug's Konkan coastline as Mumbai's own real estate has grown denser and pricier. Details remain preliminary ahead of formal launch, but the broader thesis is straightforward: Alibaug's proximity to Mumbai via the Ro-Ro ferry and the under-construction coastal road, combined with a scarcity of branded luxury villa developments in the region, gives a developer of Oberoi's standing a genuine first-mover advantage.
The financial backdrop to all this activity is worth pausing on. In Q4 FY26, the developer recorded consolidated net profit of ₹703 crore, up 62.4% year-on-year, and revenue from operations of ₹1,750 crore, up 52.2% YoY, momentum that carried into the new fiscal year. The company reported a net profit of ₹544.71 crore for the first quarter of FY27, supported by a 26.7 percent year-on-year rise in revenue. On the annuity side, occupancies have been climbing too — lease rentals rose ~18% YoY and ~36% YoY during Q4FY26 and FY26 to ₹321 crore and ₹1,191 crore respectively, with occupancies improving across Sky City Mall, Commerz II and Commerz III. This is the financial cushion that allows a developer to run a dozen projects at once without straining its balance sheet — a point ICICI Securities highlighted when it noted the company's debt-equity is projected near 0.1x by FY28E, with cash reserves expected to exceed Rs 2,250 crore.
The pipeline itself extends well beyond these three headline markets. Analysts tracking the company's disclosures point to a twelve-project list that also includes 360 North in Gurugram, Oceanic on Carter Road, Fairview at Malabar Hill, Tower D at Forrestville, Tower A at Jardine, Ralliwolf Mulund, an Enigma commercial strata sale, Adarsh Nagar in Worli, the Bandra RLDA development and a Borivali SRA project. This came alongside a major land acquisition: in February 2026, Oberoi Realty emerged as the highest bidder for an 11-acre railway land parcel in Bandra East, spread over 45,371 square metres, for a bid of approximately ₹5,400 crore on a 99-year lease. Taken together, the message from management is less about any single launch and more about pace — a company that spent recent quarters building approvals and land bank now converting that groundwork into a genuinely busy launch calendar.
For a prospective buyer, what does this mean in practical terms? It means patience is still the operative word for Pedder Road and Alibaug, where formal bookings, price lists and RERA numbers have not yet been released. Thane's Kolshet and Pokhran Road towers, by contrast, sit closer to an established selling process, given the developer's existing presence and completed towers in the same micro-market. As always with pre-launch inventory, the soundest approach is to track official RERA filings once they appear, compare per-square-foot rates with nearby completed Oberoi projects, and treat pipeline announcements as a signal to start researching rather than an invitation to book on day one.
