Cranes rise along Ghodbunder Road, viaducts creep across Kapurbawdi, and somewhere beneath Thane Junction, tunnel-boring work inches forward. Thane is evolving into a major connectivity hub within the MMR, driven by large-scale investments in metro lines, highways, rail corridors, waterways, and airport infrastructure, and improved mobility is reshaping residential demand, commute patterns, and long-term real estate growth across the city's most important micro-markets. For a city that spent decades being described merely as Mumbai's overflow, this is a meaningful reframing.
At the centre of this shift sits Metro Line 4. Metro Line 4 is a 32.3-km metro corridor connecting Wadala in Mumbai to Kasarvadavali in Thane, passing through key locations such as Ghatkopar, Mulund, Teen Hath Naka, Majiwada and Kapurbawdi before terminating at Kasarvadavali. Construction is underway, with parts of the project already entering the testing phase. On the ground, the most encouraging news is timeline-specific: the priority Gaimukh to Cadbury Junction stretch is roughly 90 per cent complete and targeted to open around November 2026, with the remaining sections towards Wadala phased through 2027. For homebuyers who have long weighed the promise of a metro against the reality of Ghodbunder Road's peak-hour crawl, that near-term opening date matters more than any masterplan diagram.
Running alongside — almost in conversation with — Metro Line 4 is a second, equally ambitious idea: a metro that loops entirely within Thane itself. The Thane Internal Ring Metro, which will be built by Maharashtra Metro Rail Corporation Limited (Maha Metro), has been approved by the Union Cabinet chaired by Prime Minister Narendra Modi for August 2024, and is meant to form a loop that connects significant business and residential areas such as Manpada, Wagle Estate, and Thane Junction. The Thane Internal Ring Metro has 22 proposed stations, and its interchanges with Mumbai Metro include Line 4 at Raila Devi and Dongripada, and Line 5 at Balkum Naka — effectively stitching Thane's internal neighbourhoods into the larger MMR grid rather than leaving them dependent on a single arterial road. The scale of ambition carries a scale of cost too: the project will cost approximately Rs 12,200.10 crore, funded jointly by the central and state governments.
The ring metro is no longer just a cabinet approval sitting on paper. MahaMetro's tender T1-023/C-02/2025 invited bids for six elevated stations on the Thane Integral Ring Metro, with a corrigendum revising stations and bid dates to February 2026, a 30-month construction timeline, and a cost of roughly Rs 223.70 crore for this package alone. Industry trackers monitoring the project describe this as real momentum rather than another paper milestone, even as the full 29-km loop is expected to take until around 2029 to become operational.
What does this construction activity actually do to prices? The early evidence suggests a familiar pattern — anticipation moving ahead of completion. Thane has seen strong price appreciation, with average home prices rising nearly 46% over three years, from Rs 13,550 per sq ft in mid-2022 to Rs 19,800 per sq ft by mid-2025. Along the Kolshet Road corridor specifically, one market tracker pegs current rates at roughly Rs 19,900 per sq ft with double-digit annual growth, while projections for Ghodbunder Road put rates at ₹20,000-25,000 per sq ft by the end of 2026 on the back of infrastructure upgrades. Metro Line 4 in particular is being credited by analysts as the single greatest contributor to capital appreciation along the Ghodbunder Road and LBS Marg corridors, with property values in adjacent neighbourhoods like Kapurbawdi and Majiwada seeing immediate jumps as the viaducts reached 90% completion.
Road and tunnel upgrades are compounding the metro effect rather than competing with it. The Thane-Borivali twin tunnel project, once operational, is expected to be transformative for east-west travel: by cutting travel time between Thane and the Western Suburbs (Borivali) from 90 minutes to just 15 minutes, it has effectively bridged the gap between two of Mumbai's biggest residential hubs. Within Thane, the choice between corridors is becoming a genuine strategic decision rather than a simple budget call — Ghodbunder Road is cheaper by roughly Rs 2,000 to Rs 3,500 per sq ft but carries heavier traffic and far more competing supply, while Kolshet Road offers larger parcels, better greenery and stronger schooling, making it the preferred address for buyers who can pay the premium.
For established developers with a long-term stake in the city, this infrastructure pipeline is not background noise — it is the thesis. As viaducts rise and tunnels bore deeper through 2026 and beyond, the neighbourhoods that were once considered peripheral are increasingly being read as the next chapter of Thane's growth story — not despite the construction dust, but because of what lies on the other side of it.
