Metro expansion reshapes west Pune's residential landscape and property values.
Get DetailsThe Bhakti Shakti–Wakad–Nashik Phata–Chakan Metro Corridor under Pune Metro Phase 2 is estimated to cost ₹12,937.23 crore and will span 45.295 km with 34 stations, designed to efficiently meet the growing mobility needs of Pimpri-Chinchwad and surrounding areas. The Detailed Project Report (DPR) has been placed before the Pimpri Chinchwad Municipal Corporation (PCMC) for approval.
West Pune stands at an inflection point. For years, professionals working at Hinjewadi's IT parks—home to approximately 4.5 lakh IT professionals—have faced grueling commutes. Currently, the road journey from Hinjewadi to Shivajinagar during peak hours takes 60–90 minutes for a distance of approximately 23 km. The game-changing Line 3 (Hinjewadi to Civil Court) spanning 23.3 kilometers is scheduled for March 2026 completion, connecting Pune's IT capital to the city center.
Wakad: The Immediate Beneficiary
The Wakad metro station is the closest to Hinjewadi on the residential side, with Wakad currently trading at ₹7,000–8,500/sqft for 2 BHK units. Prices have begun to reflect metro expectation in some pockets (particularly Wakad station-adjacent areas) but have not yet seen the full opening-day premium. For 2 BHK units in projects within 700 metres of the Wakad station location, the current price range stands at ₹75L–1.1 Cr.
Property Price Momentum Across West Pune
The broader Pune real estate market reflects investor confidence in metro-linked appreciation. Properties within approximately 500 metres of metro station locations in Pune have demonstrated 15 to 20% appreciation over two years compared to 8 to 10% for comparable properties at greater distances. West Pune's capital appreciation should compound 8 to 12% annually as Hinjewadi Metro Line 3 delivery approaches and confirms.
The ongoing Pune Metro expansion has already triggered price appreciation in station-adjacent areas, with properties near operational and upcoming stations commanding noticeable premiums. Properties within a 500-meter radius of stations typically see a 25–40% price surge compared to non-metro areas, with annual appreciation of 10–25%.
Baner, Balewadi, and the Wider PCMC Belt
Nigdi, Chandni Chowk, Wakad, Hinjawadi, Shivajinagar, and surrounding regions will see major improvement in connectivity. Baner, Balewadi, and Aundh offer stability and yield improvement — appropriate for buyers who already want to be in these localities for lifestyle reasons and view metro opening as an added dividend. The window in Wakad and Pimpri Chinchwad, however, remains open - and metro connectivity will not leave it open indefinitely.
The Timing Window: 2026 as a Strategic Entry Point
The completion timeline for Line 3 has seen revisions; current project estimates place the full operational launch between late 2027 and 2028, meaning the pre-opening acquisition window is open in 2026. A significant portion of Hinjewadi's IT workforce lives in Baner, Balewadi, Kothrud, and even central Pune — when Line 3 opens, the effective commute from areas like Kothrud or Shivajinagar to Hinjewadi drops from 60–90 minutes by road to 35–40 minutes by metro, which will increase demand for residential supply near Hinjewadi stations and near city-end stations.
For homebuyers and investors with a medium to long-term horizon, west Pune's metro story is fundamentally about unlocking value from improved connectivity to one of Asia's largest IT employment centers. The next 18–24 months represent a window of opportunity before the full market repricing that typically follows metro operationalization.
