Where the hills meet the highway, a quiet junction is turning into Mumbai's next address.
Get DetailsThere is a particular stillness to Chowk, a small junction town that has, for decades, sat quietly along the old Mumbai-Pune highway in the shadow of the Sahyadri hills. Travellers driving down from the Mumbai-Pune Expressway have long known Chowk as the point where the road forks towards Karjat, but few paused long enough to notice the valleys, rivers, and forested slopes that surround it. That is beginning to change. As Karjat itself grows into a recognised part of the Mumbai Metropolitan Region, Chowk finds itself perfectly positioned at the crossroads of this transformation. Karjat forms a part of the Mumbai Metropolitan Region and is located approximately 100 km from both Mumbai and Pune, served by Karjat railway station, with the Ulhas River flowing through it.
The appeal of Chowk lies in its dual identity. It remains, at heart, a green retreat of farmland, riverside villages, and monsoon waterfalls, a place families have visited for weekend getaways and farmhouse stays for years. Yet it is also becoming a serious residential proposition, thanks to its direct linkage to the Mumbai-Pune Expressway. Karjat is well-connected to Mumbai and Pune via the Mumbai-Pune Expressway and NH-48, and from Mumbai one can reach Karjat by driving along the expressway and then taking the exit towards Chowk-Karjat Road. This exit has, over time, made Chowk a natural gateway for anyone heading into Karjat from the expressway side, rather than through the more congested old highway route.
What makes this moment particularly significant for Chowk is the scale of infrastructure investment converging on it. Large-format greenfield expressways, freight corridors, and highway widening projects are all being planned with Chowk as a key junction point, a rare thing for a town of its size. Developers have taken note, and plotted developments and gated communities are steadily appearing along the Chowk-Karjat belt, catering to buyers who want either a peaceful second home or an early entry into an appreciating micro-market.
For homebuyers and investors alike, Chowk offers something increasingly rare near Mumbai: affordability paired with genuine long-term growth potential. The average property rate in Karjat ranges from ₹5,000 to ₹7,000 per square foot, and the average rate of land in Karjat ranges from ₹700 to ₹2,000 per square foot, figures that stand in sharp contrast to the crowded, high-priced corridors closer to the city. For those willing to look a little further out, Chowk presents a compelling, unhurried alternative.
Chowk's biggest asset has always been its geography. Sitting at the junction where the old Mumbai-Pune highway meets the road into Karjat, it is now poised to benefit from a wave of expressway and highway projects designed specifically to link this belt to Mumbai's port and business districts.
Direct exit towards Chowk-Karjat Road connects the locality to the Yashwantrao Chavan (Mumbai-Pune) Expressway.
A six-lane, ₹2,900 crore greenfield expressway approved by the Centre will link JNPA Port (Pagote) directly to Chowk, cutting travel time to the Mumbai-Pune Highway to just 10 minutes.
A proposed 130-km parallel expressway is expected to further ease congestion and boost real estate demand across the Karjat-Khalapur-Khopoli belt, including Chowk.
The Central Railway line connects Mumbai CSMT to Karjat with frequent local trains, journey time approximately 2 to 2.5 hours; direct trains also link Pune Junction to Karjat.
Kelavli and Dolavli railway stations lie just minutes from the Chowk belt, offering additional last-mile rail access.
Improving road links via Panvel and Kalamboli are shortening the drive towards Navi Mumbai and the upcoming Navi Mumbai International Airport.
Despite its rural charm, Chowk sits within easy reach of Karjat's schools, hospitals, markets, and popular weekend destinations, giving residents everyday convenience alongside the quiet of the hills.
