Regulatory clarity arrives for Oberoi's NCR debut on Golf Course Extension Road.
Get DetailsOberoi Realty achieved a significant regulatory milestone on June 26, 2026, when the Haryana Real Estate Regulatory Authority (HARERA) registered all six residential towers of Three Sixty North. Each tower—A, B, C, E, F, and G—received individual RERA Registration Numbers dated 26.06.2026. The registration officially confirmed the project name, replacing the earlier working title "Oberoi Realty Sector 58 Gurgaon."
This marks Oberoi Realty's first residential project in Delhi NCR, positioned in Sector 58 on Golf Course Extension Road (GCER), a corridor known for luxury residential activity where pricing, brand pull, and delivery credibility typically influence market absorption. The project carries an estimated Gross Development Value (GDV) of ₹10,000 crore.
For homebuyers, HARERA registration transforms the investment landscape from speculation to legal certainty. For discerning buyers, RERA registration is more than a formality—it is the legal foundation of transparency project disclosures, defined construction timelines, and structured buyer protection. Developers must declare the possession date at the time of registration and are legally bound to meet it. Any delay without valid reason makes the builder liable to compensate the buyer. Buyers are eligible for compensation if the developer fails to meet the possession date specified in the RERA registration details.
Three Sixty North offers 4 BHK residences at 5,600 sq ft and 5 BHK residences at 8,600 sq ft. The branded residences carry the Grand Hyatt name—making this Gurgaon's first internationally hotel-branded luxury condominium on Golf Course Extension Road—with L&T as the appointed construction contractor and possession expected in Q1 2031.
The Real Estate (Regulation and Development) Act, better known as RERA, was introduced to bring accountability and transparency to the sector. Every real estate project (beyond a certain size) must be registered with the state RERA authority, with builders required to disclose project details, timelines, and financial usage on RERA portals, giving buyers full visibility. Builders are required to deposit 70% of the project funds collected from buyers into a separate escrow account, which can be used only for construction and land-related expenses, reducing the risk of fund diversion.
