The developer's calendar this year reads like a map of ambition: continued momentum in its home turf of Mumbai and Thane, and a historic first step into the National Capital Region with a Gurugram debut that has already reshaped how the market views the company's growth story.
The headline event of the year has been the launch of Three Sixty North in Sector 58, Gurugram, on the Golf Course Extension Road. Oberoi Realty announced the launch of Three Sixty North, an ultra-luxury development spread across 14.8 acres and located on Golf Course Extension Road, Sector 58, Gurugram. The project marks the company's first entry into the National Capital Region market. Drawing its name and design language from the celebrated 360 West in Worli, the project has been positioned as the developer's calling card for North India's luxury buyers. The master-planned development will eventually comprise seven residential towers, landscape gardens, a state-of-the-art clubhouse and a wide range of thoughtfully curated amenities.
The scale of ambition is matched by the scale of investment. Oberoi Realty is investing around ₹6,000 crore in the project, which is expected to generate nearly ₹16,000 crore in revenue after both phases are completed. Phase 1, launched at the end of June, offered a curated set of homes rather than a mass release. Phase 1 of the launch offers residences in 3 BHK + Studio, 4 BHK + Studio, Duplex and Penthouse configurations, ranging from approximately 5,500 sq ft to over 13,000 sq ft in saleable area, with prices starting from Rs 18 crore onwards, plus applicable taxes. The response validated the developer's bet on the corridor: within weeks, the company recorded gross bookings of approximately ₹8,109 crore at Three Sixty North, and Chairman Vikas Oberoi confirmed the entire Phase 1 release had already been sold out, prompting plans to bring in a second phase as early as the first quarter of the next financial year.
While Gurugram has captured headlines, Oberoi Realty's core Mumbai Metropolitan Region markets remain far from static. In Mumbai, the project pipeline includes the redevelopment of two residential societies on Pedder Road, an area known for high-value properties, while the expansion in Thane involves adding two new residential towers in the Kolshet area. These additions build on an already active Thane presence anchored by Forestville, the developer's Kolshet Road project, which was launched in November with a total saleable area of 2.5 million square feet and a total gross development value of over Rs 3,600 crore at launch price. The company has also been active on the land-acquisition front in Thane, having picked up an 8.5-acre land parcel from Blue Star at Pokhran Road, Thane, adding further runway to its suburban Mumbai pipeline.
Market watchers see this diversification as a deliberate strategy rather than opportunism. The company is placing a strong emphasis on high-demand micro-markets, aiming to capitalise on the sustained demand for premium housing in established urban corridors. Beyond Gurugram, the company isn't done exploring the north. Beyond its core presence in the Mumbai Metropolitan Region, Oberoi Realty is actively pursuing growth in the Delhi NCR market, evaluating further land acquisition and development prospects in both Gurugram and Noida.
The financial backdrop to all this expansion has been strong, if not without its bumps. Oberoi Realty's net profit for Q1 FY27 grew by 29.02 per cent year-on-year to ₹543.51 crore on the back of healthy revenue growth. Revenue told a similar story of scale, even as it fell short of some analyst expectations: revenue from operations rose 31.72 per cent year-on-year to ₹1,300.89 crore, below the street estimate of ₹1,715.25 crore. For the full previous fiscal year, the numbers underline just how much larger the company has grown: in FY26, the company's revenue grew by 13.67 per cent year-on-year to ₹6,009.06 crore, while its profit for the same period stood at ₹2,507.43 crore, up by 12.66 per cent year-on-year.
Chairman and Managing Director Vikas Oberoi has been vocal in pushing back against broader concerns of a housing market slowdown, framing any softness as company- and location-specific rather than systemic. Responding to questions on market trends, Oberoi said, "Not really because like I said that we have increased prices in Goregaon (project), we have increased prices in Borivali (project), and we don't see any slowdown there at all. So it's developer-specific, it's location-specific, and it's product-specific, all three," adding, "And we tick all the boxes, I feel." On the Gurugram project specifically, he has stressed that design refinement took precedence over speed to market. Discussing the Gurugram project during the company's Q3FY26 earnings call, Vikas Oberoi highlighted the focus on design and quality, noting the team took feedback on details as granular as balcony deck depth, starting at 8 feet before revising it upward.
For homebuyers tracking Oberoi Realty in 2026, the takeaway is straightforward: the brand's promise of design-led, amenity-rich living is no longer confined to Mumbai's western suburbs. Whether it is a redevelopment on Pedder Road, a new tower in Thane's Kolshet belt, or an entry ticket into Gurugram's luxury corridor, the developer's 2026 launches offer a wider set of price points and locations for buyers who have long associated the Oberoi name exclusively with South and Central Mumbai.
