Oberoi Realty readies twelve new launches across Mumbai, Thane and Alibaug through FY27.

On its May 2026 results call, the developer laid out a roadmap covering an unusually large number of projects for a single fiscal. According to disclosures reviewed from that call, Oberoi Realty disclosed a 12-project FY27 launch pipeline including Oceanic, Fairview, Pedder Road, Bandra RLDA and Alibaug on its May 11, 2026 Q4FY26 results call. The list, as reported by brokerages tracking the stock, reads like a tour of the city's most storied addresses: 360 North, Gurugram (maiden project), Oceanic, Carter road, Fairview, Malabar Hill, Tower D, Forrestville, Tower A, Jardine, Ralliwolf Mulund, Enigma commercial strata sale, Pedder road, Adarsh Nagar, Worli, Alibaug, Bandra, RLDA and Borivali SRA project.
South Mumbai features prominently in this cycle. In Mumbai, the project pipeline includes the redevelopment of two residential societies on Pedder Road, an area known for high-value properties. Sitting alongside it is a sea-facing tower on one of Bandra's most recognised streets: Oceanic on Carter Road spans 2,576 square meters on the prestigious Carter Road in Bandra West, positioned as a sea-facing luxury redevelopment. These redevelopment plays are not quick to materialise, however. Industry observers note that projects of this complexity in South Mumbai usually take 12 to 24 months to move from signed agreement to RERA registration and public launch, so buyers eyeing Pedder Road or Malabar Hill addresses should expect the actual sales launch to trail the announcement by several quarters.
Thane, long an Oberoi stronghold, gets a fresh push too. The expansion in Thane involves adding two new residential towers in the Kolshet area, building on the success of the existing Garden City township nearby. Analysts covering the stock note that the Thane launch is also targeted for a Q3FY27 launch, with key approvals including building plans and IOD currently under process. Kolshet has become one of Thane's most closely watched micro-markets precisely because of this developer's continued presence there, and a new tower launch typically draws early interest from both end-users and investors familiar with the location's connectivity to the Eastern Express Highway and Thane railway station.
The more unusual addition to this year's calendar is Alibaug — a coastal getaway rather than a conventional urban micro-market. Oberoi Realty had already laid the groundwork here with a large land acquisition: Oberoi Realty entered a development agreement with landowners for a 81.05-acre land parcel in Tekali village, Alibaug, near Mumbai, to build luxury villas and a five-star hotel, planning to construct a high-end five-star hotel and resort on approximately 8.6 acres of this land. The remaining acreage is earmarked for low-density living: the remaining land, measuring 72.45 acres, will be developed into around 150 high-end luxury, fully serviced, branded residential villas. The company has now put a date to this ambition, with the results call confirming that the company outlined Alibaug as a project scheduled for Q3 FY27, signalling Oberoi Realty's entry into the leisure and weekend destination market beyond its traditional Mumbai core. Alibaug's pull for second-home buyers has strengthened over recent years, and Alibaug's appeal as a luxury real estate destination has grown due to its natural beauty and proximity to Mumbai.
This launch calendar is arriving on the back of genuinely strong numbers, not just optimism. The company's most recent quarter showed a net profit of ₹544.71 crore for the first quarter of FY27, supported by a 26.7 percent year-on-year rise in revenue. The quarter before that was even sharper: in Q4 FY26, the developer recorded consolidated net profit of ₹703 crore, up 62.4% year-on-year, and revenue from operations of ₹1,750 crore, up 52.2% YoY, reflecting operational momentum that underpins the accelerated launch calendar. Beyond residential sales, the annuity side of the business — malls, offices and hotels — is also firming up, with occupancy across Commerz I, II and Oberoi Mall staying close to full and Sky City Mall improving steadily quarter on quarter.
Market analysts covering the stock have taken note of the scale of this pipeline, even while flagging execution as the key variable to watch. One brokerage report observed that CLSA has upgraded Oberoi Realty to Hold, revising FY27–28 presales estimates upward by 8%/7% and projecting 28% FY27 presales growth, while cautioning on execution risk from 9–10 greenfield projects plus 3 phases. Others are more bullish: Nomura maintains a Buy rating, citing a ~30% FY26–28F presales CAGR and 20% CAGR in annuity and hotel income. A third view strikes a note of caution on the newer geographies, with Jefferies holding its Hold rating, noting Q4 presales strength but flagging execution risk in new markets like South Mumbai and Gurgaon. Together, these views frame FY27 as a pivotal year — one where the company's ability to convert its land bank and approvals into actual bookings will decide whether this becomes its strongest launch cycle yet.
For prospective buyers, the practical takeaway is patience mixed with early tracking. Redevelopment projects on Pedder Road and Malabar Hill will likely surface later in the fiscal given approval timelines, while Thane's Kolshet towers and the Alibaug villas are more concretely dated for the third quarter. Those interested in Thane's established Garden City precinct or the newly announced Alibaug villas would do well to register interest early, given how quickly recent Oberoi launches in Thane have moved — the developer's last major Thane launch, Garden City, sold out significant inventory within days of opening bookings.
