Over the past year, the company has quietly but decisively stitched together a trio of land parcels in three of the city's most storied addresses — Versova, Peddar Road, and Bandra East — each acquisition adding not just square footage but a distinct character to a pipeline that is rapidly becoming one of the most closely watched in Indian real estate. Oberoi Realty has signed a development agreement for the redevelopment of two adjacent housing societies in the area, marking another strategic land acquisition in the developer's ongoing push to deepen its presence in premium South Mumbai micro markets.
Begin with Peddar Road, a street that has long carried the quiet authority of old Bombay money. Peddar Road sits in the heart of South Mumbai's most exclusive residential belt, connecting Kemps Corner to Haji Ali along one of the city's most storied addresses. The redevelopment covers land parcels situated along M L Dahanukar Marg and Dr G Deshmukh Marg, with a combined area of around 4,800 square metres, subject to regulatory set backs. The agreement carries a free sale component of 1.40 lakh sq ft RERA carpet area and ₹1,500 crore gross sales potential. Analysts see room for the numbers to run higher still: the estimate assumes a 25 percent Oberoi brand premium over prevailing Peddar Road luxury apartment price per sq ft rates. The setting explains the ambition — the area offers proximity to Breach Candy Hospital, the American Consulate, Kemp's Corner shopping, Marine Lines and the financial districts of Nariman Point and BKC via the Bandra-Worli Sea Link.
A few weeks earlier and several kilometres north, Oberoi Realty had already set its sights on Versova's Aram Nagar pocket in Andheri West, working this time not with private societies but with the state housing authority. Oberoi Realty finalized a development agreement with the Maharashtra Housing and Area Development Authority (MHADA) for a prime land parcel in Aram Nagar, Versova, Mumbai, signed on March 16, 2026, set to add approximately 17.18 lakh square feet of free sale component to the developer's portfolio. The Versova project is expected to offer about 17.18 lakh square feet of RERA carpet area in the free sale component, excluding rehabilitation space for existing tenants, pending statutory approvals. This is not Oberoi's first dance with MHADA either — the company has a history of collaborating with MHADA, having signed a similar agreement in May 2024 for a 12,790 sqm land parcel in Worli, expecting a 6.24 lakh sq ft free sale component.
Then there is Bandra East, arguably the boldest of the three moves. In February 2025, the company emerged as the highest bidder for an 11 acre land parcel in Bandra East, quoting ₹5,400 crore in a bid floated by the Rail Land Development Authority. The scale of that bid alone signalled that Oberoi was not merely infilling its Mumbai land bank but making a generational play in a micro-market that sits within touching distance of the Bandra-Kurla Complex.
Taken together, these three deals form only part of a much larger canvas. Oberoi Realty disclosed a 12-project FY27 launch pipeline including Oceanic, Fairview, Pedder Road, Bandra RLDA and Alibaug on its May 11, 2026 Q4FY26 results call. Among the newer entrants is a fourth South Mumbai address: Oberoi Realty has signed a Development Agreement for a redevelopment project in Malabar Hill, Mumbai, spanning approximately 1,740 sq m as part of a cluster scheme, with an estimated free sale component of up to approximately 51,000 square feet RERA carpet area and revenue potential estimated at over ₹700 crore, with project launch targeted in FY27.
The financial engine behind this pipeline appears sturdy. Consolidated Q1 FY27 revenue stood at ₹1,361.69 crore, growing from ₹1,073.98 crore in Q1 FY26, while net profit rose to ₹544.71 crore from ₹421.00 crore in the same period a year earlier. To fund the next leg of acquisitions and construction, Oberoi Realty's board of directors approved raising funds of up to ₹4,000 crore through the issuance of non-convertible debentures on a private placement basis, supporting the developer's land banking and project execution strategy across the expanded FY27 pipeline.
For prospective buyers, patience will be part of the story. Projects of this complexity in South Mumbai usually take 12 to 24 months to move from signed agreement to RERA registration and public launch, indicating that the Peddar Road project will likely reach market in FY27 or later in the development cycle. Meanwhile, Oberoi's ambitions are no longer confined to the island city alone — the expansion in Thane involves adding two new residential towers in the Kolshet area, and further afield, the company is actively pursuing growth in the Delhi NCR market, having recently entered Gurugram with a luxury residential project and evaluating further land acquisition prospects in both Gurugram and Noida. What emerges from Versova, Peddar Road, and Bandra East, then, is not three isolated transactions but the outline of a developer methodically reassembling Mumbai's most coveted addresses under one brand — a pipeline homebuyers and investors alike would do well to watch closely as each project moves from filing to foundation.
