Oberoi Realty launched its much-awaited integrated development, Oberoi Garden City Thane at Pokhran Road No 2, and recorded gross booking value of Rs 1,348 crores for 5.65 lakh sq ft (carpet area) over the first three days. For a project on the outskirts of a satellite city rather than in the heart of Mumbai, this was an extraordinary opening weekend, and it set the tone for what has since become one of Thane's most closely watched addresses.
The scale of the appetite becomes clearer when you consider that this was for only a fraction of the total development. The company received an overwhelming response over the launch weekend, selling more than 50% of the launched area. Bookings were opened for just two of the five towers planned in the first phase, and even that limited inventory of predominantly 3 BHK and 3 BHK+Studio apartments was enough to draw crores worth of commitments before the weekend was over.
Oberoi Garden City Thane is not a standalone residential tower but a fully integrated township. Spread across 75 acres, it is set to establish new standards in luxury living, offering homes with over 30 world-class amenities, a 5-star deluxe JW Marriott Hotel Thane Garden City, an exclusive private membership club and an Oberoi International School. The project has been christened Jardin, and the naming is deliberate. Aptly named Jardin at Oberoi Garden City Thane, French for Garden, the homes welcome residents to a Garden of Life, with human centricity at the heart of the design philosophy.
On the ground, the first phase is substantial in its own right. The first phase of the development will consist of 5 residential towers with expansive gardens, and the homes comprise spacious 3-bedroom and 3-bedroom + studio apartments starting from 1475 sq ft, rising over 65 storeys. Pricing at launch reflected the premium positioning of the address: prices for 3 BHKs began at Rs 3.23 crore while the 3BHK + Studio apartments started at Rs 4.30 crore, both exclusive of GST and additional charges.
Commenting on the launch weekend, Vikas Oberoi, Chairman and Managing Director of Oberoi Realty, struck a note of gratitude alongside ambition. He said the company was thrilled by the tremendous response to the launch, adding that the trust and confidence customers had shown in the brand deeply humbled and encouraged them, and that the project epitomised the company's vision of delivering a holistic, luxurious living experience that would set a new benchmark for luxury in Thane. A company spokesperson also clarified what buyers actually get access to: residents of Jardin at Oberoi Garden City Thane have exclusive access to the clubhouse and other facilities within the complex, with luxurious amenities spread across the podium, an option to take a paid membership at the Premium Private Member's Club when launched, and priority admissions to the Oberoi International School.
The launch also came against a backdrop of strong financial performance for the developer. Oberoi Realty reported a 28% increase in September quarter net profit at Rs 589.4 crore, giving the company a healthy balance sheet to fund the ambitious multi-phase rollout of amenities including the JW Marriott hotel and international school.
Months on from the launch, momentum in the market has held up. Government registration data tracked by property portals shows steady absorption: a total of 70 residential transactions had been registered for Oberoi Garden City Thane, amounting to ₹194 crore, till June 2026. Prices, too, have moved up sharply as construction has progressed. During Q1 2026, average property prices for Oberoi Garden City Thane moved from ₹20,100 per sq ft to ₹26,750 per sq ft, reflecting a 33.08% rise. On the construction front, buyers considering the project can track real progress rather than just marketing promises; independent tracking has pegged construction at 27% complete as of June 25, 2026, with a formal RERA-committed expected possession date of 01 June 2031.
For homebuyers evaluating Thane's luxury segment today, Oberoi Garden City's launch numbers remain a useful benchmark of how much pent-up demand exists for branded, amenity-rich townships in the corridor.
