The scale of the project explains part of the appeal. Oberoi Garden City Thane is a 75-acre development whose name, "Jardin," means "garden" in French, reflecting its emphasis on natural surroundings. Residents can look forward to a 5-star JW Marriott Hotel, a private membership club, and an international school, along with over 30 world-class amenities designed to enhance quality of life. This is not a standalone residential tower but a self-contained township where hospitality, education, leisure and homes sit within one walkable ecosystem, a format Oberoi has refined successfully across its Goregaon and Borivali addresses.
The first phase, which triggered this wave of bookings, is deliberately measured in its rollout. The first phase of the development consists of 5 residential towers with expansive gardens, and bookings for 2 of these towers commenced on October 18, 2024. The homes on offer comprise spacious 3-bedroom and 3-bedroom-plus-studio apartments starting from 1,475 sq ft, in towers that rise over 65 storeys. In Q4 FY26, the company reported strong booking performance with 229 units sold, generating a gross booking value of Rs 1,673 crore and covering 3,57,552 sq ft of carpet area. For the full FY26, Oberoi Realty achieved total bookings of 698 units worth Rs 5,447 crore, demonstrating robust market demand for its properties. The Thane launch was a significant contributor to this run-rate and reinforced the market's confidence in the developer's pricing power even in a segment where average ticket sizes run into several crores.
Thane itself has quietly become one of the most closely watched micro-markets in the MMR luxury segment, and Oberoi's continued investment here is telling. The company's FY27 launch pipeline includes twelve projects across markets, among them Tower D at Forestville in Kolshet Road, Thane, alongside marquee addresses like Adarsh Nagar in Worli and the company's maiden Gurugram project. Closer to home, the Oberoi Forestville project on Kolshet Road, Thane is currently offering 3, 4 and 5 BHK homes starting at Rs 2.50 crore onwards. Together with Jardin, these launches signal that Thane has moved from being a value-for-money extension of Mumbai to a genuine luxury corridor in its own right.
