Oberoi Realty's Q2 Results Point to Sustained MMR Momentum

For a developer that has built its reputation on doing fewer things exceptionally well rather than chasing volume, Oberoi Realty's latest quarterly numbers offer a familiar story of steady, high-value demand. The company's booking value for the first half of FY26 climbed to Rs 2,938 crore, a rise of 17.10 percent over the previous year, even as consolidated revenue and profit after tax moved higher in tandem. It is the kind of number that tells homebuyers something useful: the luxury segment in Mumbai and its neighbouring markets continues to hold its ground, even when the wider residential cycle turns cautious.

Look closer at the July-September quarter alone and the picture is more nuanced. Oberoi Realty sold 158 units covering 2,50,701 sq ft of area during Q2FY26, translating into a booking value of Rs 1,299.06 crore, roughly 10 percent lower than the Rs 1,442.46 crore recorded in the same quarter a year earlier, largely on account of lower area sold. Yet profitability told a different story altogether, with consolidated profit rising nearly 29 percent to Rs 760.26 crore for the quarter, helped by higher revenue from the company's commercial and retail portfolios alongside its residential sales. Chairman and Managing Director Vikas Oberoi credited the quarter's resilience to broader confidence in the country's luxury housing story, noting that the company delivered a robust performance this quarter, driven by strong sustenance sales and consistent growth across our commercial and retail portfolios.

What makes the current phase particularly interesting is where that confidence is now translating into fresh supply. Vikas Oberoi has been especially vocal about Thane, pointing to the tremendous response to our first phase launch at Oberoi Garden City, Thane as a sign that demand for premium and bespoke residences continues to be robust. That project, spread across 75 acres in the Pokhran Road belt, is being rolled out in phases and includes plans for a JW Marriott hotel and an Oberoi International School within the township, positioning it as one of the more ambitious integrated developments in the Mumbai Metropolitan Region.

The company isn't stopping there. Its FY27 pipeline reportedly includes two additional residential towers coming up in the Kolshet belt of Thane, an area already anchored by the company's Oberoi Forestville project and known for its connectivity to Ghodbunder Road, Eastern Express Highway, and Agra Road. In Mumbai proper, the redevelopment of two residential societies on Pedder Road is said to be in the pipeline as well, a signal that Oberoi Realty continues to see value in South Mumbai's tightly held, high-value redevelopment opportunities even as newer townships absorb larger ticket sizes in the suburbs.

The first quarter of FY27 has already shown early signs of that pipeline paying off, with the company reporting a net profit of Rs 544.71 crore, supported by a 26.7 percent year-on-year rise in revenue. Beyond MMR, Oberoi Realty's debut in Delhi-NCR through its Three Sixty North project has also generated gross bookings of about Rs 8,109 crore, underlining that the brand's pull now extends well past its home market, even as Mumbai and Thane remain its core engines of growth.

The broader listed real estate space has mirrored this optimism. The Nifty Realty index has gained roughly 21 percent over the past month, comfortably ahead of the Nifty 50's 5.5 percent move over the same period, while institutional investment into Indian real estate rose 70 percent year-on-year to Rs 27,045.40 crore in Q2 CY2026, according to Colliers data. For homebuyers evaluating Oberoi Realty projects in Thane or Mumbai, this backdrop matters: sustained institutional confidence, coupled with the company's own delivery track record across established micro-markets, suggests that upcoming launches in Kolshet, Pokhran Road, and Pedder Road are likely to draw the same early absorption that Oberoi Garden City Thane has already demonstrated.
