On its Q4 FY26 results call held on May 11, 2026, the developer disclosed a sweeping twelve-project pipeline for the year, and among the names mentioned alongside marquee South Mumbai addresses like Peddar Road, Fairview at Malabar Hill, and the newly won Bandra RLDA parcel were two locations that speak to a different kind of ambition: Oberoi Realty disclosed a 12-project FY27 launch pipeline including Oceanic, Fairview, Pedder Road, Bandra RLDA and Alibaug on its May 11, 2026 Q4FY26 results call.

Oberoi Realty entered a development agreement with landowners for a 81.05-acre land parcel in Tekali village, Alibaug, near Mumbai, India to build luxury villas and a five-star hotel. Thane's Kolshet and Pokhran Road belt continues to benefit from its position along the Eastern Express Highway and Ghodbunder Road corridor, offering relatively larger format homes at a meaningfully lower per-square-foot cost than South Mumbai, while still being anchored by an integrated township vision that includes a school, mall, and five-star hospitality. Alibaug, on the other hand, is not a primary-residence play for most buyers; it is a lifestyle and long-term appreciation bet on a coastal micro-market that is only just beginning to see organized, branded development from a listed, established player.
