After four decades of defining luxury in Mumbai from Oberoi Garden City to the record-setting Three Sixty West in Worli, Oberoi Realty has chosen Gurugram for its first residential project in Delhi NCR. The developer that built its reputation on scarcity, design obsession and pricing power in a single city is now testing whether that formula travels.
The Gurugram story began quietly in late 2023. In November 2023, Mumbai-based real estate giant Oberoi Realty debuted in the National Capital Region market by acquiring a 14.81-acre land parcel in Gurgaon for ₹597 crore, near Sector 58, near the Gurugram Golf Course Extension Road. The project was designed based on the same principles as Oberoi Realty's prestigious Mumbai development, Three Sixty West, offering ultra-luxurious apartments sized between 5,000 and 8,000 square feet. By mid-2026, the ambition had crystallised into a name and a number. The residential project in Gurugram carries an investment of around Rs 6,000 crore in a development that has an estimated revenue potential of Rs 16,000 crore. Chairman Vikas Oberoi has been characteristically direct about the stakes involved, saying, "We are here in the NCR market to build the best product. We do not fear competition."
That product now has a name and a regulatory footing. The project, trading earlier as 'Oberoi Sector 58', now carries confirmed sizes and branding — the 4 BHK is 5,600 sq ft and the 5 BHK is 8,600 sq ft, with the branded residences carrying the Grand Hyatt name, making this Gurgaon's first internationally hotel-branded luxury condominium on Golf Course Extension Road. Construction has also been handed to a familiar name in Indian infrastructure: L&T is the appointed construction contractor, confirmed via BSE filing dated April 23, 2026, with possession remaining slated for Q1 2031. Pricing reflects the ambition, with the project launched at Rs 35,000 per square feet excluding GST and other charges, with the price of a bare shell apartment starting from Rs 19 crore and going up to Rs 60 crore depending on area.
No large luxury launch arrives without friction, and Gurugram has proven no exception. A court has directed respondents, including Oberoi Realty, not to make any fresh allotments or create third-party rights in the project pending a decision, in a case where Oberoi Realty had purchased the 14.8-acre land parcel on which it plans to build 'Three Sixty North' from Gurugram-based Ireo Group for Rs 597 crore in 2023. For prospective buyers, the episode is a reminder that even the most polished ultra-luxury launches carry legal groundwork worth scrutinising before signing an EOI.
Thane, unlike Gurugram, is not new ground — it is where Oberoi Realty has quietly been building its second home for years. The company acquired a 60-acre land parcel in Thane with a total saleable area of 8.3 million square feet for Rs 550 crore from GlaxoSmithKline Pharma, at a steep discount to prevailing circle rates. That land bank has since translated into launches with real market appetite. The Kolshet project in Thane, called Forestville, has a total saleable area of 2.5 million square feet and a total gross development value of over Rs 3,600 crore at launch price. More recently, Oberoi Realty sold luxury homes worth Rs 1,348 crore in its newly launched 75-acre residential project 'Oberoi Garden City Thane', spread around 75 acres and offering homes with over 30 world-class amenities, a 5-star deluxe JW Marriott Hotel Thane Garden City and an Oberoi International School. That kind of booking velocity within days of launch signals the depth of demand the brand commands even outside its home turf.
Pune is the newest and least-defined chapter of this expansion story. Broker channel activity and market trackers now count Pune alongside Gurugram as part of Oberoi Realty's active project geography, with the developer's official project portfolio, as of mid-2026, remaining focused on Mumbai, Gurugram — its first NCR foray at Sector 58, Golf Course Extension Road — and Pune. Formal land parcel details and unit configurations for Pune have not yet been disclosed through an exchange filing, so buyers evaluating the city should treat early broker listings as directional rather than final, while watching for an official BSE or NSE announcement that would confirm scale and location.
The expansion sits against a backdrop of genuinely strong company performance. Oberoi Realty reported a 96 per cent rise in Q4 FY26 bookings to ₹1,673 crore, with strong growth in units sold and carpet area booked. The balance sheet strength this generates is being redeployed aggressively: beyond NCR, Thane and Pune, the company has also secured the right to commercially develop an 11-acre land parcel in Mumbai for 54 billion rupees in one of the city's largest real estate transactions, receiving a 99-year lease in exchange for a 45% revenue-share commitment payable through 2038. Closer to home, Chairman Vikas Oberoi has confirmed the company's pipeline includes developments across Mumbai, Thane, and the coastal region of Alibaug, with the Mumbai project pipeline including the redevelopment of two residential societies on Pedder Road, while the Thane expansion involves adding two new residential towers in the Kolshet area.
For homebuyers, the takeaway is straightforward: Oberoi Realty's Mumbai playbook — scarcity-led launches, hospitality-grade amenities, and design partnerships with global names — is now being replicated city by city rather than reinvented. Gurugram gets a Grand Hyatt-branded condominium with L&T on site; Thane gets an integrated township anchored by a JW Marriott; and Pune, still taking shape, appears next in line. Buyers considering any of these markets would do well to verify RERA registration, construction partner credentials, and any pending litigation before committing funds, exactly the diligence Gurugram's early buyers are already being asked to exercise.
