Hotel Horizon owns a strategically located land parcel of about 7,500 square metres in Juhu, Mumbai, with a direct sea-facing view—a rare and valuable asset in one of India's most sought-after coastal neighbourhoods.
The total consideration under the plan stands at ₹919.25 crore, including an equity subscription of ₹1 crore, with payment required to be completed within 45 days from the approval date, along with any statutory dues payable under applicable regulations. The acquisition was finalized in May 2026 after the NCLT granted an extension with a payment deadline of May 7, 2026, necessitated by the former promoters' unlawful withholding of physical possession of Hotel Horizon Private's assets.
Following the transaction, Oberoi Realty now holds a 49.999% stake in Hotel Horizon Private Limited and has infused Rs 460 crore into the company, including equity subscription worth about Rs 50 lakh through acquisition of 49,999 equity shares at par value, while the remaining amount has been extended as unsecured loans. This strategic move strengthens the developer's premium Mumbai footprint at a time when luxury housing markets, including South Mumbai, Bandra, Juhu, and Worli, are expected to maintain strong pricing due to limited inventory and sustained demand from high-net-worth individuals.
The acquisition carries broader implications for Mumbai's real estate landscape. Mumbai's coastal luxury residential redevelopment pipeline has reached a gross development value (GDV) of around Rs 6,000 crore, with 75-80 redevelopment projects expected to come to market over the next eight to nine quarters as improving infrastructure boosts demand for waterfront living. Oberoi's acquisition of this sea-facing Juhu parcel positions the company to capitalize on this trend, with potential for redevelopment into premium residential or mixed-use space.
The acquisition remains subject to appeal at the National Company Law Appellate Tribunal (NCLAT), with the matter scheduled to be heard on February 25, 2026, along with other connected appeals. However, the board of directors of Hotel Horizon has been reconstituted with nominees identified by the consortium members, and management control of the company has formally passed on to the consortium in line with the approved resolution plan. The acquisition strengthens Oberoi Realty's premium Mumbai portfolio and provides access to a high-value coastal land parcel in one of the city's most sought-after micro-markets.
