Realty developer Oberoi Realty has acquired an over 4.2-acre land parcel on LBS Marg in Mumbai's central suburb Bhandup for Rs 115 crore, with the acquisition routed through one of its subsidiaries, Oberoi Constructions. The company did not simply negotiate a private sale; it emerged as the highest bidder in a competitive e-auction, a route that speaks to both its confidence and its appetite for well-located urban land, however it comes to market.
The mechanics of the deal reveal a story of debt recovery rather than a conventional land sale. The company has acquired the land parcel after emerging as the highest bidder for the plot at an e-auction held by the Debt Recovery Tribunal, with the Debt Recovery Tribunal having conducted the e-auction on September 15 for recovery of debt from Industrial & Agricultural Engineering Company (Mumbai) Pvt Ltd. The transaction was concluded and registered by Oberoi Constructions on November 25, and the developer has paid stamp duty worth Rs 5.96 crore to register the deal, according to documents accessed through the real estate data analytics firm CRE Matrix. Independent reporting on the sale certificate has placed the exact area at 14,371.56 square metres, with the ready reckoner rate on the land pegged at roughly Rs 119 crore, underscoring that Oberoi effectively secured the parcel close to, and arguably below, its official valuation.

Sitting on LBS Marg, historically referred to by locals and old records as the Mumbai-Agra Road, the site benefits from proximity to the Eastern Express Highway, the upcoming metro corridors, and Bhandup's own railway station, all of which strengthen the long-term investment case for whatever eventually rises here.
This Bhandup acquisition should also be read as one data point within a much larger pattern of aggressive land banking by Oberoi Realty in recent years. The same appetite that brought it this Rs 115 crore Bhandup plot has, over subsequent years, taken the company into a Rs 1,155 crore purchase of Tata Steel's 25-acre Borivali land, a maiden foray into Gurugram's NCR market with a nearly 15-acre parcel, and, most recently, a bid worth approximately ₹5,400 crore for a 99-year railway land lease in Bandra East through its subsidiary Centerstage Realty. Seen together, these moves paint a picture of a developer methodically converting balance-sheet strength into a land bank that spans Mumbai's suburbs, Thane, and now the Delhi-NCR region.
For a homebuyer tracking Oberoi Realty's Bhandup story, the sensible approach is patience paired with attention. The parcel remains, for now, an industrial-zoned asset awaiting change of land use and formal project planning; no pricing, tower configuration, or possession timeline has been officially disclosed. But given the developer's consistent record of translating acquired land into premium, amenity-rich residential addresses across Goregaon, Mulund, Borivali, and Thane, the eventual Bhandup launch is one worth watching closely as approvals and RERA filings progress.
