Oberoi Realty has entered a development agreement with landowners for a 81.05-acre land parcel in Tekali village, Alibaug, near Mumbai, to build luxury villas and a five-star hotel. The filing, made to the stock exchanges, was understated in its language but unmistakable in its ambition: this is Oberoi's most significant move yet beyond the towers of Mumbai.
The numbers, once you sit with them, tell a story of careful zoning rather than sprawling excess. The property developer plans to construct a high-end five-star hotel and resort on approximately 8.6 acres of this land, with a floor space index of 30,000 square metres, while the remaining land, measuring 72.45 acres, will be developed into around 150 high-end luxury, fully serviced, branded residential villas with an FSI consumption of about 120,000 square metres. The hotel component, industry sources have since confirmed, will carry the Ritz-Carlton name — a first for Oberoi Realty's hospitality portfolio, which has until now leaned on partnerships with Marriott and JW Marriott closer to home in Thane and Mumbai.

Each of the roughly 150 units is planned as fully serviced and branded, meaning residents can expect hotel-grade upkeep, concierge access, and possibly F&B tie-ins with the resort next door — a format that has worked well for Ritz-Carlton residences in markets from Dubai to Bangkok, and one that Indian buyers are only just beginning to encounter at scale. Each unit will likely include state-of-the-art architecture, elegant interiors, and private outdoor spaces, catering to a buyer who wants resort infrastructure without giving up the privacy of an independent home.
The broader market context makes the timing look deliberate rather than opportunistic. Consultancy voices tracking the coastal corridor around Mumbai have repeatedly flagged Alibaug's transition from a weekend-getaway town to an institutional-grade luxury address, a shift accelerated by improved road and sea links and by marquee developer entries. For Oberoi Realty — a company that built its Mumbai reputation on Three Sixty West and the Oberoi Garden City townships — Alibaug represents both a geographic diversification and a hospitality-first bet, layering a Ritz-Carlton hotel underneath a residential product for the first time in its history.
As of now, pricing, unit sizes, and a formal launch date remain undisclosed, and the project has yet to receive its RERA registration — standard for a development still in the design and approvals phase.
