When Oberoi Realty opened bookings for Jardin at Oberoi Garden City Thane on 18 October 2024, few could have predicted just how swiftly Thane's buyers would respond. "We have received an overwhelming response over our launch weekend where we sold more than 50% of our launched area. Our gross sales for the launch weekend stand at Rs. 1350 Crore. The demand was spread across unit types with a higher than anticipated demand for the larger units," said Chintan Sanghavi, Sr. Executive Vice President - Head of Strategy & BD. Vikas Oberoi, Chairman and Managing Director of Oberoi Realty, echoed the sentiment, framing the launch as a validation of the brand's broader vision. The company's quarterly bookings have grown steadily over recent years — from roughly Rs 828 crore in a full quarter back in September 2021 to over Rs 1,300 crore compressed into a single launch weekend in Thane. That trajectory reflects both the developer's rising brand equity and a broader shift in Thane's residential market, where buyers are increasingly willing to pay premium prices for integrated townships offering hospitality-grade amenities on their doorstep.
For homebuyers evaluating the project today, the fundamentals remain compelling. The development sits on Pokhran Road No. 2, a stretch known for its proximity to Viviana Mall, Cadbury Junction and the Eastern Express Highway, giving residents quick access to both central Thane and the broader Mumbai suburbs. Current listings across the project's five towers show 3 BHK configurations — Deluxe, Majestic, Elite and Palatial — priced from roughly Rs 3.25 crore onwards, along with larger 4 BHK Super Elite homes, with possession expected around December 2031.
