North Bengaluru's airport corridor emerges as the frontrunner for OBEROI's anticipated southern debut.

The developer built its reputation almost entirely within Mumbai's suburbs, refusing to dilute its brand by chasing growth in unfamiliar cities. That pattern finally broke when the company crossed into the National Capital Region. As management confirmed on its own earnings call, the company started its journey outside MMR with its project in NCR by launching Three Sixty North, marking an important milestone in its growth journey.
The NCR debut was not a casual experiment. Oberoi Realty's maiden venture outside Mumbai came up in Sector 58, Gurugram, an already premium address near the Golf Course Extension Road, on a substantial 14.81-acre land parcel. The scale of ambition was deliberate too: the project was designed to be a smaller, yet equally opulent, version of the company's iconic Three Sixty West project in Worli, signalling an unmatched level of design and quality intended for the new market. Months before ground was broken, Vikas Oberoi had already telegraphed the intent, noting that opening a Gurugram office demonstrated the company's NCR ambitions were firmly in place.
What happens after NCR is the question every homebuyer and broker in Bengaluru is now asking. On the most recent earnings call, when pressed on where business development goes next, Vikas Oberoi stated that business development is an ongoing process, with a focus on expanding in NCR, including Noida and Gurgaon, while the company evaluates opportunities based on land and location quality and aims to replicate its success in other markets. That last phrase, other markets, is doing a lot of work in industry conversations right now. Earlier commentary from the company had already signalled the same direction, with management stating plainly that they were aggressively looking at opportunities outside MMR, including NCR, when asked directly about expansion.
For the moment, the confirmed pipeline still points home. For FY 2027, Oberoi Realty has said it plans to launch a Pedder Road project called Aurelius, two towers at Pokhran Road and Kolshet in Thane, and an Alibag project, with Adarsh Nagar targeted for a Q3 FY 2027 launch. Bengaluru is conspicuously absent from that list, and industry trackers following the story closely have been careful to note the gap: as of mid-2026, there is no BSE or NSE announcement, no Karnataka RERA filing, and no project name from Oberoi Realty for Bengaluru. Anyone approached with early booking offers under the Oberoi name in the city should treat them with caution until an official filing appears.
So why does North Bengaluru keep surfacing in the speculation anyway? The fundamentals are hard to ignore. Global aerospace and defence majors have established large engineering, technology, and research campuses within the KIADB Aerospace Park in Devanahalli, while the proposed Information Technology Investment Region near Devanahalli is expected to draw IT, biotech, and advanced manufacturing into the same belt. The manufacturing story has added real weight to the jobs argument too: Boeing has a 43-acre engineering and technology campus in Bengaluru, its largest such facility outside the US, while Foxconn is reported to have hired around 30,000 workers for its new iPhone assembly facility near Devanahalli.
The numbers on the ground back the employment story. High-end capital values in the North submarket grew 7% year-on-year in Q1 2026, with mid-segment recording 6% annual growth, and pricing across the corridor now ranges from Rs 9,000 to Rs 13,500 per square foot. Demand has clearly moved past speculation, with new residential launches reporting occupancy rates above 70% and the North submarket contributing 38% of all new residential launches in Q1 2026, second only to East Bengaluru. A notable share of that demand is coming from outside India altogether: the buyer profile includes NRIs, particularly those based in the United States and the Gulf, drawn by gated luxury communities, airport proximity, and long-term appreciation potential.
Connectivity is catching up to the demand. The Namma Metro Phase 2B, or Blue Line, will directly connect the airport corridor to central and eastern Bengaluru, and once operational between 2026 and 2027, it is expected to reduce travel time and improve daily commute comfort for thousands of residents. If OBEROI does eventually confirm a Bengaluru land parcel, price positioning is unlikely to be modest. Analysts tracking the developer's expected playbook point out that entry pricing in Bengaluru would likely be comparable to Gurugram's Three Sixty North project, in the range of Rs 25,000 or more per square foot on an indicative basis. Until an official filing lands, the most useful thing a prospective buyer can do is watch the RERA portal, not the rumour mill, and let the developer's own record of methodical, land-quality-first expansion be the guide.
