That imbalance is now, finally, being corrected. Mumbai Metro Line 4, the elevated corridor connecting Wadala to Kasarvadavali, has moved from blueprint to near-reality, and its arrival is already rewriting how people think about commuting from, and investing in, this belt of Thane.
The numbers tell their own story of momentum. MMRDA confirms Mumbai Metro Line 4 (Wadala–Kasarvadavali) has achieved over 84% completion after a 56-metre steel span launch at Ghatkopar. Micro-market analysts single out specific hotspots forming around the alignment: Kasarvadavali is a major terminal point for Metro Line 4, where rental demand is the highest and property appreciation was 6.5% last year, and local advisors point buyers toward the interchange itself, suggesting those planning to buy a home should look at spots near the Metro Line 4 and 5 interchange at Kapurbawdi, where future appreciation will be the highest.
For homebuyers weighing the belt today, the calculus is less about betting on a distant promise and more about timing an already-moving train. Developers active along this stretch, including Oberoi Realty with its Garden City development on Pokhran Road No. 2, are already positioning station adjacency as a core value proposition — the project itself sits close to arterial roads feeding into the corridor, and its own marketing material notes a Proposed Manpada Metro Station 9 minutes away and a Proposed Kapurbawadi Metro Station 9 minutes away from the site. It is exactly the kind of proximity that analysts say tends to compound in value as construction milestones are crossed and trial runs give way to daily service.
What makes this moment different from the many false starts Ghodbunder Road has seen over the past decade is the sheer physical evidence of progress: steel spans locked into place, stations taking shape, and a government timeline now measured in months rather than years. For a homebuyer, that shift from paper promise to visible structure is often the clearest signal of all — infrastructure that is 84% built behaves very differently in the market than infrastructure that is merely approved. Whether the corridor opens in phases through early 2026 or in full by August 2026, its presence is already being priced into the belt's real estate, and that repricing shows no sign of pausing.
