A rising financial skyline near Ahmedabad now commands the world's attention.
Get DetailsThere is a particular quiet satisfaction in watching a city one has followed for years finally take its place among the world's great financial addresses. Gujarat International Finance Tec-City, tucked between Ahmedabad and Gandhinagar, has done exactly that. In the thirty-eighth edition of the Global Financial Centres Index, compiled by the London-based Z/Yen Group, GIFT City climbed three spots to secure the 43rd position globally, with its rating improving in a manner that reflects growing confidence among international investors and institutions. Its FinTech ranking rose even more sharply, moving from 40th to 35th place, a signal that the city's ambitions extend well beyond traditional banking and into the innovation economy that increasingly defines global finance. GIFT City continues to hold its place among the top 15 financial centres in the Asia-Pacific region, the only Indian address on that particular list, a fact that Ahmedabad's own residents and investors have watched with quiet pride.
The numbers behind this rise are not abstract. At the recent BS BFSI Summit, industry leaders noted that the International Financial Services Centres Authority has surpassed 1,000 registrations and crossed over $100 billion in banking assets at GIFT City within just five years of the regulator's inception, with more than 35 active business segments now operating from the centre, evolving well beyond banking, insurance, and capital markets alone. Dipesh Shah, Executive Director of the IFSCA, put it plainly at that gathering, suggesting the time had come for GIFT City to be spoken of in the same breath as global peers such as the Dubai International Financial Centre and Singapore, and that GIFT City has arrived, with the shared interest of the ecosystem now being to make it comparable to those established hubs rapidly and decisively. It is the kind of statement that, a decade ago, might have seemed premature. Today it reads as simple observation.
What does this mean on the ground, quite literally, in terms of bricks and glass and leased floor plates? Commercial demand has followed the regulatory and reputational momentum closely. Recent large corporate leases, including a widely reported Infosys commitment, signal strong demand for quality office space within the financial city, and buyers today can expect quality commercial floor space priced roughly between ₹6,000 and ₹12,000 per square foot depending on zone and building grade, with premium listings in well-located towers commanding a further markup. Rental activity tells a similar story, with office spaces in the Domestic Zone commanding between ₹55 and ₹75 per square foot per month, while retail and ground-floor units fetch a noticeably higher premium given the footfall such addresses attract. The broader trend across India's commercial real estate, according to a recent Anarock report, shows rentals rising across the country's top cities from 2022 to 2025, driven substantially by global capability centres, which alone accounted for over 37 per cent of all office leasing across the top seven cities in the past two years, a demand pattern GIFT City is increasingly positioned to capture given its regulatory advantages for international entities.
Residential real estate around this financial district has begun to mirror the commercial exuberance, though at its own measured pace. Industry observers describe GIFT City as entering a high-growth residential phase, driven by rental momentum, business expansion, and the promise of future appreciation, as finance professionals, global investors, and NRI families increasingly look for homes near this emerging work hub. Connectivity has played no small part in this shift, with the National Highway 48, SG Highway, and SP Ring Road easing regional access, while the GIFT City Metro Station links the district to the wider Ahmedabad Metro network, and the international airport and the upcoming bullet train terminus sit a mere 20 and 35 minutes away respectively.
A press statement from GIFT City itself, following the GFCI 37 results earlier this year, captured the sentiment succinctly: the continued rise in the GFCI rankings is described as a reflection of India's growing influence in global finance. It is not hard to see why. Parliamentary committees have taken notice too, urging the government to explore similar region-specific financial services models in other metro cities, even as they acknowledge that GIFT City's improved standing, from 52nd to 46th in that particular edition, already places it in rare company among the world's 119 evaluated centres.
For homebuyers and investors watching Ahmedabad's periphery with interest, the story unfolding at GIFT City is less about speculation and more about infrastructure catching up to intent. A financial centre that has crossed $111 billion in IFSC assets this year, according to recent industry analysis, attracting international banks, asset managers, insurers, aircraft leasing firms, and fintech companies alike, is not a passing trend but a structural shift in where India's financial gravity sits. Ahmedabad, long known for its trading heritage and industrial base, now finds itself adjacent to a genuinely global financial address, and the real estate market in its orbit, both commercial and residential, is beginning to price that reality in.
