GIFT City: A New Address on the Sabarmati
There is a particular quality of light along the Sabarmati at dusk, and it is against this old river that Gujarat has raised something entirely new. Gujarat International Finance Tec-City, known simply as GIFT City, is a central business district under construction in the Gandhinagar district as a suburb city of the Gandhinagar-Ahmedabad Metropolitan Region, and it is India's first operational greenfield smart city and international financial services centre. The city sits on the banks of the Sabarmati River, around 12 km from Sardar Vallabhbhai Patel International Airport.
What makes GIFT City remarkable is not merely its scale but its intent. The total area for the development spans 359 hectares (886 acres), of which the special economic zone constitutes 106 hectares (261 acres). The city is designed so residents can walk to work, and it includes commercial, financial and residential complexes woven together rather than kept apart. This is a place built for a particular kind of resident — the banker who wants a five-minute walk to the office, the analyst who values a river view over a highway view, the family that wants international schooling without leaving the neighbourhood.
The momentum here has been genuine rather than merely promised. As of June 2025, GIFT City had 939 registered entities, with the hub currently housing 47 insurance firms and 272 funds, and more than 100 foreign companies, half of which joined in the last year. The development has created over 20,000 employment opportunities, with partnerships including Google, Oracle, IBM and HSBC. For a homebuyer, this translates into a steady stream of well-paid professionals who need somewhere close by to live — a rare and reassuring demand fundamental in Indian real estate.
Residential life here has been designed with the same care as the towers of commerce. GIFT City offers underground utility tunnels with zero overhead wires, a district cooling system, 100 Mbps fibre broadband, automated pneumatic waste collection, 24/7 power supply, CCTV surveillance, a dedicated police presence, a fire station, smart traffic management, parks, the GIFT City Club, the Grand Mercure hotel, international schools, banks and retail zones. It is, in short, a rare Indian address where the infrastructure was imagined before the first resident moved in, rather than retrofitted after the fact.
