Mumbai's most storied luxury developer finally arrives in the capital region.
Get DetailsFor nearly four decades, Oberoi Realty built its reputation within the boundaries of the Mumbai Metropolitan Region, choosing depth over breadth, and letting projects like Three Sixty West in Worli speak for a philosophy that prized restraint, scale, and architectural clarity over noise. That quiet insularity has now ended. The company unveiled the first phase of its premium housing project, 'Three Sixty North', located in Sector 58 on Golf Course Extension Road in Gurugram, marking its first residential development outside the Mumbai Metropolitan Region, a moment that industry watchers had anticipated ever since the land deal was first signed.
The story of this arrival actually began quietly in late 2023. In November 2023, Oberoi Realty acquired a 14.81-acre land parcel in Sector 58, Gurugram, for ₹597 crore, a transaction that was formally completed some months later when the company finalized the purchase through a sale deed executed on May 7, 2024, following the initial acquisition in November 2023. What followed was over a year of design work, government approvals, and the kind of patient groundwork that has become an Oberoi signature, before the brand was ready to show Gurugram what it had been building.
When the launch finally came, the numbers made clear this was no tentative toe in the water. Oberoi Realty committed an investment of around Rs 6,000 crore in a development that has an estimated revenue potential of Rs 16,000 crore. The project, spread over 14.8 acres, will be developed in two phases and comprise 832 apartments across six towers, with a total saleable area estimated at 4.5 million square feet. Speaking at the launch, Chairman and Managing Director Vikas Oberoi captured the significance of the moment plainly: "We are launching our first project in Delhi-NCR. We feel confident now that our brand is transportable to the NCR market." He added that "entry into the NCR market marks an important milestone in our growth journey and reflects our long-term vision of building distinctive developments in India's leading markets."
The design language borrows deliberately from the developer's most celebrated address. The project is inspired by Oberoi Realty's flagship Three Sixty West in Mumbai, one of India's best-known luxury residential developments. That inheritance shows up in the details being discussed by early buyers and brokers alike: homes with a distinct one-apartment-per-floor layout, tall ceilings, deep balconies, and generously sized residences that stand apart from the compact luxury formats common across Gurugram's Golf Course Road corridor. Early listings describe 4 BHK homes near 5,600 sq ft and 5 BHK residences stretching to roughly 8,500 sq ft, alongside a clubhouse conceived at a scale rarely seen even in this micro-market.
The market's response has been immediate and, by most measures, extraordinary for a debut project in an unfamiliar city. Oberoi Realty launched its luxury project 'Three Sixty North' in Gurugram, booking ₹8,109 crore across 13.52 lakh sq. ft, marking a significant expansion into the NCR region and validating its premium branding strategy. Such a booking figure at launch places Three Sixty North among the more consequential luxury debuts NCR has witnessed in recent years, and it arrives against the backdrop of a company that had reported sales bookings of Rs 5,447 crore in 2025-26 across its existing Mumbai portfolio — meaning this single Gurugram launch alone has already outpaced an entire year of company-wide sales.
What makes the entry noteworthy is not simply the scale of capital involved but the choice of address. Sector 58 sits along Golf Course Extension Road, a corridor that has steadily evolved into one of Gurugram's most sought-after luxury residential belts, already home to established names and premium inventory. The prime land, situated in sector 58 near Gurugram's Southern Peripheral Road, is already renowned for its upscale residential developments, making it a location where Oberoi's brand equity and design pedigree will be tested directly against the very developers who have long dominated NCR's luxury conversation, including established names such as DLF and Godrej Properties, alongside Ireo, from whose consortium the original land parcel was acquired.
For homebuyers watching NCR's luxury segment, the arrival of Three Sixty North changes the conversation in a meaningful way. Gurugram has no shortage of premium addresses, but it has comparatively few examples of a single-developer, master-planned community built around the kind of low-density, expansive-format living that Oberoi has spent decades perfecting in Mumbai. Whether that translates into the same long-term value appreciation the brand has delivered at Three Sixty West and its other Mumbai landmarks remains to be tested by time, construction execution, and delivery — but the scale of day-one bookings suggests that a meaningful section of Delhi-NCR's affluent buyer base was simply waiting for the brand to arrive.
