On Pokhran Road No. 2 in Thane stood a manufacturing plant that GlaxoSmithKline Pharmaceuticals had run since 1961, producing active pharmaceutical ingredients until the economics of outsourcing made the factory floor fall silent. The 60-acre plot housed the company's manufacturing plant that was set up in 1961. It was used to manufacture active pharmaceutical ingredients (APIs). In 2012, the drugmaker shut down the plant as it was more economical to outsource APIs instead of manufacturing them. What followed was years of quiet negotiation, regulatory patience, and the slow unlocking of a parcel that would eventually become one of the most talked-about land banks in Mumbai's satellite city.
The first serious move came in September 2017, when GSK's board cleared the sale of the plot to Oberoi Realty. Oberoi Realty is set to acquire GSK Pharmaceuticals' 60-acre land parcel at Thane, near Mumbai in a Rs 555-crore deal. The path to that boardroom approval had not been smooth. GSK Pharma has been looking to sell the Thane land parcel since 2014 but has been unable to conclude the sale until now because of certain complexities. Among the issues acting as a hurdle was the grant of government approvals such as the one required for land use change. The land use of the parcel is industrial in government record and would need to be changed to residential. It took nearly two more years of paperwork, approvals, and patience before the deal finally crossed the finish line.
By August 2019, the transaction had matured into something considerably larger than the initial bid. Oberoi Realty Ltd said it has bought around 60 acres of land in Thane, Maharashtra from GlaxoSmithKline Pharmaceuticals for nearly Rs 890 crore. The company paid the entire consideration of Rs 889.50 crore to GSK and registered the property, taking possession on August 30. A sliver of the parcel remained tied up in litigation — a small piece of land measuring about 1,410 square meters was still to be transferred in favour of the company owing to a stay order passed by the Bombay High Court — but the bulk of the land was now firmly in Oberoi's hands. Market analysts were quick to note the arithmetic behind the deal. Oberoi Realty acquired the 60-acre land parcel in Thane, with a total saleable area of 8.3 million square feet, and the steep discount of the deal along with the growth visibility it offered drew investor interest, valuing the per acre price at under Rs 9.3 crore against a circle rate closer to Rs 30 crore.
Oberoi did not stop at 60 acres. Over the following years, the company quietly stitched together adjoining parcels to widen its Pokhran Road footprint. In 2023, it turned to NRB Bearings, whose factory land sat right next door. In May, the company had entered into a Memorandum of Understanding with NRB Bearings Limited for acquiring the lands located at Pokhran Road 2, Thane, Maharashtra, together with structures thereon. By December that year, the deal was sealed. The Company registered a conveyance deed of the said land admeasuring approximately 25,700 square meters (approx. 6.4 acres) in its favour and also taken possession of the said property, with a total consideration of about Rs 196 crore paid in its entirety. That single addition completed a much larger jigsaw: with the acquisition of this 6.4-acre land, Oberoi Realty said the company has completed the acquisition and consolidation of contiguous pieces of lands admeasuring about 75 acres situated at Pokhran Road 2, Thane. An earlier parcel bought from Blue Star had already added to the assemblage — the company had acquired an 8.5-acre land parcel from Blue Star at Pokhran Road, Thane, with the project expected to be launched in that financial year — turning a single factory plot into a sprawling, contiguous canvas.
What has risen on that canvas today is Oberoi Garden City Thane, a integrated development that carries the scale of a township rather than a single residential block. Oberoi Garden City, Thane is a phase-wise development scheme whose first phase has been registered with MahaRERA bearing registration number PR1331012400078, spread across 75 acres on Pokhran Road No 2, with the first phase consisting of 5 Residential Towers, over 30 world-class amenities, a JW Marriott Hotel, an exclusive Private Membership Club and an Oberoi International School. The first residential offering within this township, branded Jardin, brings 3 BHK and 3 BHK+Study homes designed around light, ventilation and garden views, positioning the address as Oberoi's most ambitious Thane venture yet.
Just a short drive away on Kolshet Road, Oberoi's other Thane story has been unfolding in parallel. The recent trigger for the stock has been the launch of its Kolshet project called Forestville in November, a project with a total saleable area of 2.5 million square feet and a total gross development value of over Rs 3,600 crore at launch price. Analysts tracking the launch were candid about the competitive pressure Oberoi faced in entering a crowded micro-market. Mohit Agrawal and Saatvik Shetty of IIFL Research observed that Oberoi has launched at an aggressive pricing, and with luxury project specifications, a strategy that has since translated into steady bookings and reinforced the company's standing across Thane's Pokhran and Kolshet corridors.
For homebuyers watching this land bank story, the takeaway is straightforward: Thane's western belt, once dotted with ageing factories and warehouses, is being reimagined block by block into an address for hospitality, education, and premium residences under a single, recognisable brand. The GSK acquisition may have started as a corporate land deal read out on stock exchange filings, but eight years on, it stands as the backbone of one of Thane's most significant integrated developments — a reminder that in real estate, the biggest transformations often begin with a single, patient land transaction.
