Oberoi Realty made that clear within days of launching Three Sixty North, its maiden Gurugram project, on June 29. The numbers that followed were, by any measure, extraordinary. In a regulatory filing, the company disclosed gross bookings of approximately ₹8,109 crore for the project, a figure that instantly placed it among the largest residential launches the Delhi-NCR market has ever witnessed.
The scale of the response becomes even clearer when set against the size of the offering. Oberoi Realty said it had sold 13.52 lakh sq ft of RERA carpet area, equivalent to 23.10 lakh sq ft of saleable area, at Three Sixty North, its maiden luxury residential development in the National Capital Region. That volume of sales, absorbed within days rather than months, reflects the kind of pent-up appetite that has been building among Gurugram's wealthiest buyers for a genuinely differentiated luxury product on Golf Course Extension Road.
Three Sixty North sits on a 14.8-acre parcel in Sector 58, a stretch of Golf Course Extension Road that has steadily emerged as one of Gurugram's most sought-after luxury corridors. The first phase comprises 832 apartments across six towers, with residences spanning 3 BHK and studio, 4 BHK and studio, duplex, and penthouse configurations. Homes were launched at a basic selling price of ₹35,000 per sq ft, with apartment costs starting from ₹18 crore, positioning the project firmly at the top end of the market alongside established ultra-luxury addresses in the area.
Speaking at the June 29 launch, Chairman and Managing Director Vikas Oberoi struck a note of confidence about the brand's ability to travel beyond its home turf. "We feel confident now that our brand is transportable to the NCR market," he said, addressing a press conference in Gurugram. He also outlined the scale of ambition behind the project, noting that the total revenue potential of this project, including the two phases, is ₹16,000 crore, with an overall investment of around ₹6,000 crore across both phases.
With bookings of ₹8,109 crore already secured, Oberoi Realty has achieved around 51% of the project's estimated revenue potential within the very first phase of sales. Rather than release the entire inventory at once, the developer has indicated it will follow the same phased approach it uses in Mumbai, gradually introducing more units as construction progresses. According to Vikas Oberoi, this strategy of releasing inventory in stages helps sustain long-term demand and gives the company flexibility to respond to market conditions over time, mirroring how projects are sold steadily as construction advances in its home city.
The project's regulatory footing was formalised just days before launch. All six residential towers of Three Sixty North received their Haryana RERA registrations, with the towers registered on 26 June 2026 under the Haryana Real Estate Regulatory Authority. This gives early bookers of Three Sixty North the legal protections that come with RERA registration, including defined timelines and disclosure norms, at a stage when many competing launches in the region are still awaiting approvals.
Industry watchers see the launch as a significant marker for Gurugram's luxury segment more broadly. The robust response reflects the continued demand for luxury homes in Gurugram, where premium residential projects have witnessed strong buyer interest over the past two years. For homebuyers evaluating the region, Oberoi Realty's entry adds a new benchmark developer to a corridor already anchored by established luxury names, while for the company itself, the debut confirms that its brand equity, built over decades in Mumbai, has genuine pull well beyond the city that made it famous.
