The company unveiled the first phase of its premium housing project, 'Three Sixty North', located in Sector 58 on Golf Course Extension Road in Gurugram, marking its first residential development outside the Mumbai Metropolitan Region. It is a moment the company had been quietly preparing for since late 2023, when the groundwork for this expansion was first laid.
The story begins with a land parcel. Oberoi Realty made a significant foray into the National Capital Region by acquiring a 14.81-acre land parcel in Gurugram, Haryana, for Rs 597 crore. The prime land, situated in Sector 58 near Gurugram's Southern Peripheral Road, is already renowned for its upscale residential developments, making it a strategic choice for Oberoi Realty's debut in the Delhi NCR real estate landscape. This acquisition, coupled with an estimated 2.6 million square feet of development potential, made the area ideal for a large-scale residential complex.
When the project finally broke cover, it did so with unmistakable ambition. The company announced its foray into the Delhi-NCR market with the launch of its first luxury housing project with a total investment of Rs 6,000 crore and a revenue potential of Rs 16,000 crore. The company launched the first phase of its housing project, located at Golf Course Extension Road in Gurugram, comprising 832 units across six towers, with the full development eventually spanning seven towers. The company launched the first phase at a basic selling price of Rs 35,000 per sq ft, with the cost per apartment starting from Rs 18 crore. Apartment sizes stretch generously, with the apartments ranging from 5,600 sq ft to 8,500 sq ft, while the penthouses measure around 13,000 sq ft.
The market's response was swift and emphatic. Oberoi Realty has sold luxury homes worth Rs 8,109 crore in its newly-launched project in Gurugram on strong consumer demand, recording gross bookings of approximately Rs 8,109 crore at 'Three Sixty North', its first luxury residential development in the NCR. With bookings of Rs 8,109 crore already secured, Oberoi Realty achieved around 51% of the project's estimated revenue potential within a remarkably short window of the launch.
At the heart of this expansion lies a conviction Vikas Oberoi has expressed plainly. "We feel confident now that our brand is transportable to the NCR market," Oberoi Realty CMD Vikas Oberoi said at a press conference in Gurugram. "We are here in the NCR market to build the best product. We do not fear competition," he added. The ambition is not modest — the developer has spoken of wanting a Gurugram business that rivals its Mumbai operations in scale, and the choice of address is telling: the project is inspired by Oberoi Realty's flagship Three Sixty West in Mumbai, one of India's best-known luxury residential developments.
The road to this launch was not entirely smooth. A legal challenge briefly clouded the project's momentum, but resolution came quickly. This favorable ruling effectively lifted the restriction imposed by the Punjab and Haryana High Court on July 7, 2026, and Oberoi Realty could now proceed with full sales and development activities for 'Three Sixty North' without the previous court-imposed constraints. On August 17, 2026, Oberoi Realty received the DTCP order dated August 13, 2026, which dismissed challenges to its development rights — clearing the last significant overhang on the project.
The timing of this expansion is no accident. Oberoi Realty's entry comes at a time when Gurugram has emerged as one of India's strongest luxury residential markets, driven by robust demand from high-net-worth individuals, entrepreneurs and senior corporate executives. Golf Course Extension Road, in particular, has become one of the corridor's most sought-after addresses, and residents there benefit from direct access to NH-48 and Sohna Road, placing Delhi and Manesar within easy reach, while corporate powerhouses like Cyber City and Udyog Vihar are just minutes away.
For homebuyers watching this unfold, the significance extends beyond one Gurugram address. Oberoi Realty has delivered 51 projects spanning 17.3 million square feet over the past four decades, while another 34 million square feet is currently under development — a track record that lends weight to its NCR ambitions. If the early bookings numbers are any indication, Oberoi Realty's arrival has already reshaped conversations about where luxury housing in the capital region is headed next.
