Mumbai's most storied luxury address finally crosses into the capital region.
Get DetailsFor nearly four decades, the name Oberoi Realty has been inseparable from a particular kind of Mumbai address — the sort of building that residents describe less as a property and more as an heirloom. That story has now, finally, stepped beyond the Mumbai Metropolitan Region. The company on Monday unveiled the first phase of its premium housing project, 'Three Sixty North', located in Sector 58 on Golf Course Extension Road in Gurugram, marking its first residential development outside the Mumbai Metropolitan Region.
The seeds of this move were sown quietly, years before the launch fanfare. In November 2023, Mumbai-based real estate giant Oberoi Realty debuted in the National Capital Region market by acquiring a 14.81-acre land parcel in Gurgaon for ₹597 crore, near Sector 58, close to the Gurugram Golf Course Extension Road. The developer had earlier acquired the land parcel from another real estate company, paving the way for its expansion beyond Mumbai. That patient groundwork has now culminated in one of the most closely watched launches the Gurugram luxury market has seen.
Three Sixty North borrows its architectural DNA from Oberoi's own crown jewel in Worli. It brings together 7 towers, a high-street shopping stretch called The Boulevard, a large clubhouse, green open spaces and a school, with each floor holding just one home and its own private lift lobby; homes come as 4 BHK with servant room of 5,600 sq.ft and 5 BHK of 8,500 sq.ft, with 13-foot ceilings and 10 to 12-foot deep balconies. The resemblance to Three Sixty West is deliberate — Oberoi has essentially exported its Worli playbook, low density, generous floor plates, and an unmistakable design language, to the Golf Course Extension Road corridor.
The market's response has been emphatic. The company has launched the first phase of its housing project, located at Golf Course Extension Road in Gurugram, comprising 832 units across six towers. Within days of opening bookings, Oberoi Realty said in a regulatory filing that it has recorded gross bookings of approximately ₹8,109 crore at 'Three Sixty North', its first luxury residential development in the NCR, having sold 13.52 lakh sq ft of RERA carpet area (23.10 lakh sq ft of saleable area).
The numbers behind the launch pricing are equally telling of the segment Oberoi is chasing. The company launched the first phase at a basic selling price of ₹35,000 per sq ft, with the cost per apartment starting from ₹18 crore. Oberoi said the total revenue potential of this project, including the two phases, is ₹16,000 crore, with the project cost around ₹6,000 crore for both phases. Industry watchers tracking the corridor expect the second phase to command a further premium once the first towers rise — a 15-25% step-up from Phase 1's ₹38,000-45,000 per sq ft is being anticipated for the bare-shell units in the next release.
Speaking at the Gurugram press conference that announced the entry, the company's chief did not mince words about the ambition behind the move. "We are launching our first project in Delhi-NCR. We feel confident now that our brand is transportable to the NCR market," Oberoi Realty CMD Vikas Oberoi said at the press conference in Gurugram. "We are here in the NCR market to build the best product. We do not fear competition," he added.
The timing of the debut is no accident. Oberoi Realty's entry comes at a time when Gurugram has emerged as one of India's strongest luxury residential markets, driven by robust demand from high-net-worth individuals, entrepreneurs and senior corporate executives. Golf Course Extension Road, once considered the quieter cousin of Golf Course Road proper, has over the last few years attracted a cluster of ultra-premium launches, and Oberoi's arrival is widely read as a validation of that shift rather than a contrarian bet.
What gives the launch its credibility, beyond the marketing, is the sheer scale of what Oberoi has already built elsewhere. The company has delivered 51 real estate projects so far, comprising 17.3 million sq ft, with more than 34 million sq ft currently under construction. For homebuyers evaluating whether to commit crores of rupees to a brand-new entrant in Gurugram, that Mumbai track record — of Three Sixty West, Eternia, Enigma and other addresses long regarded as blue-chip real estate — is doing a great deal of the persuading.
