The move follows an advisory issued by the Union Housing and Urban Affairs Ministry asking state RERAs to provide the extension to projects affected by supply chain disruptions.
The extension will apply automatically to eligible projects whose completion dates fall on or after February 28, 2026. MahaRERA said promoters will not need to submit a separate application to avail the benefit. Its Registration and IT cell will make the required changes to project records and the MahaRERA web portal. This represents a significant administrative simplification compared to earlier extension processes, removing bureaucratic friction for developers managing multiple properties.
The Union ministry had cited disruptions to global supply chains caused by the West Asia conflict, which have led to shortages of construction materials and affected the timely execution of real estate projects. Labour shortages linked to recent elections in West Bengal, a month-long strike by concrete suppliers and difficulties connected to supplies from West Asia compounded these challenges.
However, the extension carries an important nuance that homebuyers must understand. A blanket four-month force majeure extension moves the completion date on the MahaRERA register — but leaves interest liability, the contractual possession date and lender covenants untouched. This distinction matters considerably. MahaRERA has clarified that homebuyers are eligible for interest on delayed possession from developers once the date committed in their sale agreement lapses, regardless of any subsequent extension granted to the project deadline by MahaRERA. In an important ruling dated December 26, 2025, MahaRERA confirmed that homebuyers have the right to claim interest from builders if possession is not given by the date mentioned in the registered agreement for sale. This stands true irrespective of any blanket extension granted by the regulator due to external circumstances or general reliefs granted to developers.
Buyers who are simply tracking an under-construction home should keep both dates on record — the revised MahaRERA completion date and the possession date recorded in the Agreement for Sale. The regulatory timeline shift does not automatically protect developers from liability if the contractually promised possession date is missed. This represents a balancing act between industry relief and buyer protection.
