Get DetailsThere is a particular kind of road in Gurugram that seems to have decided, quietly and over many years, that it would become something more than a thoroughfare. Golf Course Extension Road, or GCER as the city now calls it in shorthand, is that road. It stretches roughly 8 to 9 kilometers from where it splits off Golf Course Road at Sector 55/56, all the way down to Sohna Road, cutting through Sectors 61, 62, 63, 63A, 65, 66, and 67. The road itself is 90 meters wide, six lanes, with green belts running through the middle. A decade ago it was little more than a stretch of ambition and construction dust; today, it carries some of the most sought-after residential addresses in the National Capital Region.
The numbers tell their own story of transformation. Transaction value on the corridor grew an incredible 379% year-on-year between 2024 and 2025, escalating from ₹693 crore to ₹3,319 crore. On pricing, sources vary slightly, which is natural for a belt this large and this actively developed, but the direction is unmistakable. According to MagicBricks reports, in Q1 2026 the average residential property price on Golf Course Extension Road was about ₹18,887 per sq ft, while premium properties sold for over ₹22,821 per sq ft. Other data points to an even steeper climb at the top end: average price rising from ₹24,855 per sq ft in 2024 to ₹37,899 per sq ft in 2025, supported by high-end launches and excellent demand. Rental yields, meanwhile, are holding at somewhere between 3 and 4.7 percent depending on the project - a healthy range for a corridor this new to the luxury conversation.
Infrastructure is doing much of the quiet, unglamorous work behind this rise. A 36 km metro line from Sector 56 to Pachgaon has been approved, along with an elevated corridor along SPR and the 64 km Namo Bharat RRTS network. A ₹755 crore SPR elevated corridor from Vatika Chowk to NH48 has moved into the tender stage, and the SPR revamp includes a 12 km elevated corridor from Ghata Chowk to NH48, with an interchange at Vatika Chowk. None of this is finished, and some of it has barely begun, but in Gurugram's real estate history, announced infrastructure has a habit of moving prices well before the concrete is poured.
The roll call of developers now committed to this stretch reads like a who's who of Indian real estate. DLF, M3M, Elan, Birla Estates, Tata Realty, Mahindra Homes, Adani Realty, and Emaar all have live projects on this stretch. Into this crowded, confident field walked Oberoi Realty, the Mumbai developer whose name has for four decades been synonymous with a very particular kind of restrained, detail-obsessed luxury. In November 2023, Oberoi Realty debuted in the NCR market by acquiring a 14.81-acre land parcel in Gurgaon for ₹597 crore, near Sector 58, close to the Gurugram Golf Course Extension Road. The resulting project, Three Sixty North, spread across 14.8 acres in Sector 58 on Golf Course Extension Road, draws inspiration from Three Sixty West in Mumbai to establish a landmark on the residential corridor.
The scale of the bet has been striking. The company announced its foray into the Delhi-NCR market with the launch of its first luxury housing project with a total investment of ₹6,000 crore and a revenue potential of ₹16,000 crore. The master-planned development comprises seven residential towers, landscape gardens, a clubhouse, and amenities, with Phase 1 offering three-bedroom units with a studio, four-bedroom units with a studio, duplexes, and penthouses ranging from 5,500 square feet to over 13,000 square feet, priced from ₹18 crore onwards. The market's response has been emphatic: Oberoi Realty's debut luxury project in Gurugram's Golf Course Extension Road recorded ₹8,109 crore in flat sales in its first phase, on strong consumer demand.
Speaking at the Gurugram launch, Vikas Oberoi, the company's Chairman and Managing Director, was characteristically direct about the company's intentions in the north. "We are here to build the best product. We do not fear competition," he said, adding a line that has since travelled widely in industry circles: "We want Gurugram business as big as Mumbai." It is not a passing remark. Oberoi Realty intends to acquire 50 acres of land on Golf Course Extension Road for future residential and commercial projects, indicating long-term commitment to the corridor.
What makes this moment on Golf Course Extension Road distinct from earlier phases of Gurugram's growth is the sense of arrival rather than anticipation. Leading schools such as DPS International, The Shriram Millennium School, RPS International School, and St. Xavier's High School are located nearby, along with hospitals such as CK Birla, Artemis, and Marengo Asia, while Airia Mall, Sapphire Mall, and Eros City Square serve shopping, dining, and weekend needs. The social fabric that once took years to knit together elsewhere in the city now exists here almost from the outset, and that, perhaps more than any single price figure, is what is drawing families and investors alike to stake their claim on this address.
For a buyer weighing the corridor today, the calculus is fairly plain. Sectors 63A, 66, and 67 are most preferred by homebuyers due to their location near business zones and key social facilities, with 3 and 4 BHK configurations most popular among upgraders and multigenerational families. Whether one arrives here for a compact luxury apartment or an expansive Oberoi residence, the corridor's trajectory over the next five years looks set to reward those who commit early rather than those who wait for certainty.
