Two storied Peddar Road societies partner with Oberoi Realty for a landmark South Mumbai redevelopment.
Get DetailsThere is a certain hush that settles over Peddar Road even amid Mumbai's ceaseless traffic — a sense that one has arrived somewhere that has mattered to the city for generations. It is fitting, then, that this address should now become the setting for one of South Mumbai's more closely watched redevelopment stories. Oberoi Realty has entered into a development agreement for the redevelopment of two housing societies located on Peddar Road in South Mumbai, according to a regulatory filing submitted to the Bombay Stock Exchange and the National Stock Exchange under Regulation 30 of SEBI norms.
The agreement covers two adjacent housing societies, identified in reports as the Silverene Cooperative Housing Society and Oceanic Cooperative Housing Society, situated along M.L. Dahanukar Marg and Dr. G. Deshmukh Marg — arterial lanes threaded through one of the city's most enduring residential enclaves. The combined land parcel spans approximately 4,800 square metres, subject to applicable set-back deductions, and is expected to yield a free-sale component of up to 1.40 lakh square feet of RERA carpet area, subject to the provisions of the Development Control and Promotion Regulations for Greater Mumbai, 2034.
While Oberoi Realty has not disclosed a formal revenue estimate, market watchers have not been shy about attaching numbers to the opportunity. An ICICI Direct Research note pegs the project's gross sales potential at more than ₹1,500 crore, a figure that assumes the developer could command a meaningful premium over prevailing Peddar Road prices given the Oberoi brand's positioning in the ultra-luxury segment. Analysts have noted that the project's location in one of South Mumbai's most sought-after residential pockets could allow the developer to command a premium over prevailing market rates.
What makes this deal noteworthy is not simply its scale but its structure. It is unusual for two adjoining societies to move in step toward redevelopment with a single developer, and industry observers have called this a genuinely rare alignment of intent between neighbouring cooperative housing societies. For residents who have long weighed the merits and anxieties of redevelopment — the disruption of construction against the promise of modern towers rising in place of ageing structures — such simultaneous consensus often signals a smoother, more coordinated path forward.
The Peddar Road agreement does not arrive in isolation. It follows a string of strategic moves by Oberoi Realty in recent months, including a development agreement with MHADA for a land parcel in Versova's Aram Nagar area in Andheri West, and an earlier bid in which the company emerged as the highest bidder for an 11-acre parcel in Bandra East, quoting ₹5,400 crore in a tender floated by the Rail Land Development Authority. Taken together, these moves suggest a developer methodically building a pipeline across some of Mumbai's most valuable micro-markets, from the western suburbs to the heart of South Mumbai.
For a prospective homebuyer eyeing South Mumbai, the significance of the Peddar Road deal lies less in square footage and more in what it represents: continued scarcity of land in the city's old, established neighbourhoods, and the growing role that negotiated redevelopment plays in unlocking fresh luxury supply where none can otherwise be built. Peddar Road remains one of Mumbai's most prestigious addresses, and the agreement is expected to help Oberoi Realty move toward a project launch in the medium term. As with most South Mumbai redevelopments, the road ahead involves statutory approvals, coordination with society members on phasing and temporary accommodation, and the patient unfolding of Mumbai's construction timelines — but the intent, and the address, are now firmly set.
