A metro-connected, green CIDCO node minutes from the new international airport.
Get DetailsThere is a particular kind of order to Kharghar that reveals itself slowly, in the width of its avenues, the geometry of its sectors, and the deliberate green breathing spaces left between them. Planned by CIDCO as part of Navi Mumbai's master grid, this is a locality that was designed before it was inhabited, and that intentionality still shows in how the roads run, how the parks sit, and how naturally the neighbourhood has matured over two decades. It is one of Navi Mumbai's most well-planned and rapidly maturing residential nodes, offering wide roads, abundant green cover, a championship golf course, and a Central Park that rivals anything in the western suburbs, all while keeping prices meaningfully below comparable Mumbai addresses.
At the heart of the locality lies the Central Park, an urban commons that most cities would envy. Spread across sectors 23, 24 and 25 over roughly 119 hectares, open to the public since 2010, it includes theme parks, morning walk-trails, jogging tracks, watersports, cricket and football grounds, sports clubs, botanical gardens, and amphitheaters. An 18-hole golf course is also open to the public, and the park sits close to the well-known Pandavkada waterfall, giving Kharghar a rare combination of manicured leisure and untamed nature within a short drive of home.
The residential fabric here ranges from CIDCO-era mid-rises to newer premium towers, and pricing reflects that spread. Broadly, rates in 2026 sit in the ₹11,000–18,000 per sq.ft range, averaging around ₹17,500 per sq.ft, though sought-after pockets facing the golf course or Central Park command a meaningful premium. Property rates range from Rs. 12,000–18,000 per sq ft for standard apartments to Rs. 19,000–32,000 per sq ft for premium golf course or Central Park facing units. A typical 2 BHK trades between ₹95 lakh and ₹1.62 crore, making Kharghar accessible to first-time buyers while still offering upside for investors chasing long-term appreciation.
What sets the mood of the place apart is its balance — established enough to have functioning schools, hospitals and markets, yet still young enough that large parcels of land, particularly toward Upper Kharghar, remain to be built out. It is a locality caught between its settled present and an ambitious near future, shaped by an airport, a metro network, and a tunnel link that are steadily rewriting its commute map.
Kharghar's location within Navi Mumbai's transit grid, combined with a wave of new infrastructure, keeps it firmly on the radar of both homebuyers and daily commuters.
On the Harbour Line, offering direct suburban rail access toward CST and Panvel.
Multiple metro stations run through Kharghar's sectors, linking the locality to Belapur and onward nodes.
Went live for commercial operations in December 2025; Kharghar is roughly 25–30 minutes by road from the airport, per local broker estimates.
Cuts travel time to South Mumbai to an estimated 20–45 minutes via the Panvel corridor.
Under construction, with breakthrough expected late 2026 and full completion by September 2028; will compress the Turbhe-Vashi commute by 25–30 minutes once operational.
Runs along Kharghar, connecting it to Vashi, Belapur and further towards the Mumbai-Pune Expressway near Kalamboli.
From parks to hospitals to malls, Kharghar's social infrastructure has matured well beyond its CIDCO township origins.
