A Hillside Address Written in Stone and Silence

There is a particular kind of quiet that settles over the Sahyadri foothills as evening falls on Karjat, and it is this quiet that Oberoi's hillside plots are designed to hold onto. Conceived as a gated parcel of residential land tucked into the folds of the range, the project offers homebuyers and weekend-home seekers the rare chance to design and build on their own terms, within a community that takes care of security, access, and the shared green spaces around each plot. It is currently at a pre-launch stage, with configurations and formal pricing to be announced as the project moves toward its RERA registration and launch.

Karjat itself has long been spoken of as the cooler, calmer sibling to Mumbai's crowded suburbs. Villages in Karjat have been declared by the government to be a part of the eco-sensitive zone, which means it won’t be affected by a slew of developments that encroach on nature’s domain. The result is a landscape that still feels unhurried — forested slopes, seasonal streams, and the kind of air quality that is genuinely difficult to find closer to the city.

The climate here does much of the talking. The micro-climate runs 3 to 5 degrees cooler than Mumbai through the year and 6 to 8 degrees cooler in summer. For a family used to the heat of the city, that difference is felt the moment the car turns off the highway and begins climbing into the hills.

What makes the timing notable is the pace of change around Karjat. After the Mumbai Trans Harbour Link opened, second-home demand across Karjat, Lonavala and Alibaug rose about 40 percent in two years. Land values have followed suit, with Karjat NA land showing about 12 percent year-on-year appreciation through 2024-25, and organised gated developments commanding a clear premium over open-market plots in the same belt.

Where Mumbai's Weekend Escape Begins

Karjat sits at the base of the Sahyadri range in Raigad district, and its appeal has always rested on how quickly the city falls away once you arrive. At a short distance of 70 km from Mumbai and 105 km from Pune, a road trip to Karjat may take around 2-3 hours depending on the route, while frequent train services from both cities cover the distance in 1.5 to 2 hours. Karjat railway station sits on the Central line of the Mumbai Suburban Railway network and is a major rail terminus connected via local trains to Chhatrapati Shivaji Maharaj Terminus, Khopoli, and Panvel. For those coming from the newer parts of the region, the commute keeps getting shorter. The Panvel-Karjat suburban rail corridor, operational since 2025, cuts the commute from Navi Mumbai to under 30 minutes. The hill stations that made this belt famous are close by too — Khandala is roughly 29.4 km away, with Lonavala and Matheran both within a comfortable drive, making the hillside plots as much a base for weekend getaways as a long-term address in the Sahyadris.

Common Questions

Where exactly is Oberoi's Karjat Hillside Plots project located?
The project is located in the Sahyadri foothills near Karjat, within Raigad district, roughly 60-70 km from Mumbai.
What is the current status of the project?
The project is currently in the pre-launch stage. Formal RERA registration, unit sizes, and pricing are expected to be released closer to launch.
Is the project RERA registered?
Not yet. As a pre-launch project, RERA registration is pending and will be updated here once officially issued by the developer.
What plot sizes will be available?
Exact sizes are yet to be announced, but comparable gated hillside developments in this belt typically offer plots ranging from around 1,500 sq ft to 6,000+ sq ft.
How far is Karjat from Mumbai?
Karjat is about 70 km from Mumbai by road, with a drive time of roughly 2-3 hours depending on traffic, or about 1.5-2 hours by suburban train.
Is Karjat well connected by rail?
Yes. Karjat railway station is a major terminus on the Central line, connected to CSMT, Panvel, and Khopoli, and the newer Panvel-Karjat suburban corridor has shortened commutes from Navi Mumbai considerably.
Why are gated plots preferred over open-market NA plots in Karjat?
Gated developments offer surveyed boundaries, internal infrastructure, security, and clear documentation, which reduces the legal and planning risks common with individual open-market land purchases in the area.
What is driving demand for land in Karjat right now?
Improved connectivity from projects like the Mumbai Trans Harbour Link, along with Karjat's cooler climate and eco-sensitive-zone status, have pushed up second-home and land demand across the belt in recent years.
Can I build a custom home on these plots?
Yes, plot ownership is typically designed to give buyers freedom to design and build their own home or farmhouse, subject to the community's building guidelines.
Who is developing this project?
The project is being developed by Oberoi, as part of the group's expansion into gated land and weekend-home developments beyond its core Mumbai portfolio.
