Strong Q1 earnings and a record-breaking NCR debut mark a new chapter for Oberoi Realty.
Get DetailsThere are quarters that simply confirm a company's steady rhythm, and there are quarters that announce a shift in ambition. For Oberoi Realty, Q1 FY27 was decidedly the latter. On 17 July 2026, the Mumbai-headquartered developer reported revenue from operations rising 31.73% year-on-year to ₹1,300.89 crore and net profit increasing 29.02% to ₹543.51 crore, numbers that reaffirm the underlying strength of its premium residential business even as the broader market watches interest rates and input costs closely. The board also announced an interim dividend of ₹2 per share for FY27, a gesture of confidence that will find favour with long-term shareholders.
Look a little closer at the balance sheet and the picture only gets more reassuring for prospective homebuyers weighing the financial health of their developer. The debt profile remained highly conservative and underleveraged, checking in at 0.15 down from 0.19 year-on-year. A low debt-to-equity ratio in a capital-intensive business like real estate is no small thing; it is often the difference between a project that reaches completion on schedule and one that stalls when credit markets tighten. Earnings per share also told a story of momentum, with basic and diluted Earning Per Share advancing to ₹14.95 per share, registering an increase from ₹11.59 in Q1 FY26.
Of course, no set of quarterly numbers is without its nuance. Analysts noted that net sales of ₹1,300.89 crores represented a sharp 25.66% sequential decline from the bumper Q4 FY27 figure of ₹1,749.83 crores, a reminder that real estate revenue recognition is inherently lumpy and tied to project completion milestones rather than a smooth monthly cadence. Even so, operating discipline held firm — operating margin stood at 56.43%, a 155 basis point sequential improvement from 54.88% in Q4 FY26 — evidence that the company's premium positioning continues to protect profitability even when volumes soften.
But the number that truly captured headlines this quarter came not from the boardroom but from Gurugram. Oberoi Realty reported gross bookings of about ₹8,109 crore for its first luxury residential project in the National Capital Region, Three Sixty North in Gurugram, reflecting strong demand for 13.52 lakh sq. ft. of RERA carpet area. For a developer whose identity has been built almost entirely within the Mumbai Metropolitan Region over four decades, this was nothing short of a coming-of-age moment. The development, spread over roughly 14.8 acres on Golf Course Extension Road, is planned to include seven residential towers, expansive landscaped spaces, a dedicated club and a retail boulevard, positioning it as a serious contender among Gurugram's luxury addresses.
The scale of the response becomes clearer with a few more details. Phase 1 of the launch offers residences comprising 3 BHK and studio, 4 BHK and studio, duplex, and penthouse configurations, ranging from approximately 5,500 square feet to over 13,000 square feet in saleable area, with prices starting from ₹18 crore onwards, plus applicable taxes. That such large-format, high-ticket homes found buyers within days of launch speaks to a broader trend reshaping Gurugram's skyline: a growing appetite among affluent buyers for branded, trust-backed developments over purely speculative land plays.
Chairman and Managing Director Vikas Oberoi framed the moment in terms that go beyond a single project. "The overwhelming response to Three Sixty North reflects the strength of the development and the trust that customers have placed in Oberoi Realty over the past four decades. Our entry into the NCR marks an important milestone in Oberoi Realty's journey driven by philosophy rather than geography. As I have often said, growth is a by-product, we have to get the product right." It is a philosophy the company has repeated in interviews explaining its approach to inventory release — rather than flooding the market at launch, the company will follow a phased sales strategy for the Gurugram project, gradually introducing more inventory during the construction period instead of selling all available units at once, mirroring the same measured approach that has defined its Mumbai launches for years.
For homebuyers, the takeaway from this quarter is layered. On one hand, the company's conservative leverage and expanding margins suggest a developer well-positioned to deliver on its commitments without financial strain. On the other, the Gurugram bookings signal that Oberoi Realty's brand premium — long confined to South and Suburban Mumbai — now travels well beyond its home turf. Whether you are eyeing a residence in Goregaon, Borivali, or considering the NCR's newest luxury address on Golf Course Extension Road, this quarter's results offer a reassuring data point: strong execution, disciplined growth, and a widening canvas of ambition.
