Gurugram's ultra-luxury housing market just overtook Mumbai — here's what the numbers reveal.

Gurugram's 2025 performance in the ultra-luxury segment belongs firmly to the second category. According to the High-End Luxury Housing Report released by India Sotheby's International Realty and CRE Matrix, the city recorded an unprecedented ₹24,120 crore in transactions for homes priced at ₹10 crore and above during calendar year 2025, with approximately 1,494 such homes changing hands — the highest number ever recorded in any 12-month period in the city's history. The total transaction value surged six-fold from ₹4,004 crore in CY2023 to ₹24,119 crore in CY2025, a trajectory that industry watchers describe as extraordinary even by the standards of India's fastest-growing real estate markets.
The climb did not happen overnight. In CY2023, only 155 homes in this bracket found buyers. By CY2024, unit sales had already jumped to 519 and transaction value had climbed to ₹13,384 crore, setting the stage for what followed. In CY2025, volumes nearly tripled again to 1,494 units, reflecting a near tenfold rise in ultra-luxury unit sales over just two years — a pace of growth that reflects strong wealth creation and rising participation from HNIs and ultra-HNIs.
Perhaps the most striking headline from the report is the direct comparison with Mumbai, India's traditional bastion of premium real estate. Mumbai recorded ₹21,902 crore worth of ultra-luxury housing transactions in 2025, followed by Noida and Greater Noida with a combined ₹9,358 crore, Hyderabad at ₹8,140 crore, and Bengaluru at ₹2,319 crore. Gurugram's ₹24,120 crore figure not only exceeded Mumbai's tally but did so while starting from a much smaller base just two years earlier — a structural shift that analysts say repositions Gurugram as the epicentre of India's high-end residential growth.
What exactly is buying at this price point? The average ticket size across these transactions stood at roughly ₹16 crore, with the average home size around 5,000 sq. ft. Homes in the 4,000–6,000 sq. ft. bracket led the market in value share, while larger residences above 8,000 sq. ft. — think sprawling duplexes and penthouses — contributed nearly 22 per cent of total transaction value despite being a smaller slice of overall unit sales. This points to a buyer base that is not just wealthier but increasingly comfortable paying a premium for scale, privacy and design.
The geography of demand has also shifted meaningfully within the city. Dwarka Expressway, long seen as an emerging corridor, posted a staggering 2,079 per cent surge in ultra-luxury transaction value, rising from ₹383 crore in 2024 to ₹8,347 crore in 2025 — a sign that infrastructure completion along this stretch has finally translated into serious buyer confidence. Golf Course Extension Road, meanwhile, remained one of the city's most established luxury addresses, recording 379 per cent growth in sales value as prices appreciated from roughly ₹24,855 per sq. ft. to ₹37,899 per sq. ft.
It is precisely on Golf Course Extension Road that the story intersects with a name long associated with Mumbai's skyline. Oberoi Realty, known for landmark addresses across the Mumbai Metropolitan Region, chose Sector 58 on this very corridor for its first residential launch outside MMR — a 14.8-acre ultra-luxury development named Three Sixty North, drawing design inspiration from the developer's celebrated Three Sixty West in Mumbai. The first phase alone comprises 832 apartments across towers offering 3 BHK + Studio, 4 BHK + Studio, duplex and penthouse configurations ranging from roughly 5,500 sq. ft. to over 13,000 sq. ft., with prices starting from ₹18 crore onwards. Chairman Vikas Oberoi has spoken of building a Gurugram business as significant as the company's Mumbai operations, a statement that reads less like ambition and more like a direct response to the data now emerging from the city.
For a prospective buyer watching this segment, the takeaway is layered. On one hand, the numbers confirm that Gurugram's ultra-luxury market is no longer a niche curiosity — it is now a mainstream wealth destination competing head-to-head with Mumbai. On the other, the sharp price appreciation on established corridors like Golf Course Extension Road, alongside the explosive growth on Dwarka Expressway, suggests that timing and micro-market selection matter more than ever. Buyers entering now are not just purchasing a home; they are staking a position in what analysts increasingly call India's most dynamic high-end residential market.
