Property values have responded with roughly 151% growth over five years, a 58% year-on-year surge in Q4 2024–Q1 2025 that was the highest of any residential corridor in India, and near 200% appreciation between 2016 and 2026. This is no longer a speculative bet — the infrastructure risk is mostly gone, and buyers today are stepping into a location that is already taking shape, not one built on promises.
Equally important is what has grown up around the road itself. The expressway is fully functional from Mahipalpur to Kherki Daula, metro connectivity through the Blue Line extension is confirmed for 2026–27, and major commercial hubs like M3M IFC and DLF Downtown are now operational, while schools, hospitals and malls have started opening in Sectors 102, 103 and 104. The result is a corridor that has quietly matured from a highway lined with construction hoardings into a genuinely liveable address — one where families settle for the schools and the calm, and investors stay for the returns.
