A widening 76-km ring road turning Ahmedabad's periphery into its next big address.
Get DetailsThe Sardar Patel Ring Road has quietly shaped Ahmedabad's growth story for over two decades. The Sardar Patel Ring Road is a 76 km long ring road encircling the city of Ahmedabad, built by the Ahmedabad Urban Development Authority at a cost of ₹355 crore, opened in 2004. Over the years it has pulled homes, factories, and offices into one connected loop, gradually turning what were once outlying villages into some of the city's most sought-after residential pockets, especially where the road runs closest to established hubs like Prahlad Nagar and the SG Highway business corridor.
The corridor's next chapter is already underway. AUDA is widening the 76-km Sardar Patel Ring Road from four lanes to six, with work formally beginning in December 2025 after a foundation stone was laid in August 2025. The project costs around ₹2,000 crore and is being funded through an annuity model, paid back over 15 years from toll collections. This isn't a cosmetic upgrade either - the road today carries close to one lakh vehicles every day, more than four lanes can handle smoothly, which is the real reason AUDA is widening it.
What makes this expansion meaningful for homebuyers is the ripple effect it creates across connected micro-markets. The areas best placed to gain from the widening include Vaishnodevi Circle, Chandkheda, Gota, Shela-South Bopal, the Sanand-Sanathal industrial belt, Naroda-Nikol-Hathijan, and the newer Kalol growth corridor. Yet analysts are quick to add a note of caution: a wider road alone won't push up prices everywhere - it works best where jobs, schools, and real buyer demand already exist, since a new road rarely creates a real estate boom by itself, it usually just clears the way for one.
This is precisely why the stretch near Prahlad Nagar stands out. Unlike the far-flung industrial belts also benefiting from the road widening, this pocket already has mature social infrastructure, corporate offices, and premium retail in place - the road expansion simply removes the last friction point of daily commute and congestion, making an already-desirable neighbourhood even more accessible.
SP Ring Road's location advantage comes from sitting at the intersection of Ahmedabad's major transit and business arteries.
Six-laning of the 76-km ring road is underway (started Dec 2025), easing congestion along the corridor.
Prahlad Nagar area has access to both Blue and Red metro lines, with Doordarshan Kendra station nearby.
Vastrapur Railway Station is roughly 2 km away, linking the corridor to Ahmedabad's rail network.
Direct access to SG Highway connects the corridor to Bodakdev, Satellite, Thaltej and Bopal.
Sardar Vallabhbhai Patel International Airport is approximately 15-18 km away, about 25-40 minutes by road.
GIFT City, India's first International Financial Services Centre, is around 18 km away via SG Highway.
The corridor around SP Ring Road near Prahlad Nagar is backed by an established mix of education, healthcare and retail options.
