Where Mumbai's eastern growth story unfolds amid the green foothills of Matheran.
Get DetailsThere is a particular kind of quiet that settles over Neral in the early evening, when the last local train from CST has emptied onto the platform and the hills beyond seem to lean in closer, as if listening. For decades this small town in Raigad district was known chiefly as the gateway to Matheran, the toy-train junction from where visitors began their climb into the hill station's car-free calm. Today, that same geography, tucked between the Sahyadri ranges and the expanding edge of the Mumbai Metropolitan Region, is being read differently: as one of the last affordable, well-connected footholds within reach of the city's next growth corridor.
What sets Neral apart from other emerging suburbs is not speed but sequence. Mumbai's real estate growth story has historically moved outward, from South Mumbai to Bandra, Andheri, Thane and Navi Mumbai, and the next phase of this expansion is now taking shape across the eastern MMR belt, with Neral emerging as the new residential hub within Mumbai 3.0. The change is not speculative rhetoric alone; it is backed by numbers. The transformation is being supported by a ₹4.04 lakh crore infrastructure pipeline, approximately four times Gurugram's inflation-adjusted early infrastructure investment, which accompanied a 35x property value increase over three decades.
For now, Neral remains refreshingly liveable in scale. State Highway 79 or Karjat-Murbad Road passes through the locality and connects with Karjat, Panvel and Badlapur, while Neral railway station runs a toy train to the Matheran hill station. Housing here still trades at a fraction of MMR's suburban benchmarks — the average price for an apartment in Neral is estimated to be Rs 3,397 to Rs 5,400 per square foot for the January-March 2026 period, as per a report by MagicBricks — a gap that widens further when set against Thane's average of Rs 15,350 per square foot and Navi Mumbai's average of Rs 19,300 per square foot.
What draws increasing attention from long-term buyers, however, is the air itself and the ecology surrounding it. Neral combines access to this emerging economic corridor with the lifestyle advantages of Matheran and the Western Ghats, including AQI levels of around 75 compared with Mumbai's 150+ and Delhi's 500+. It is a town, in other words, still deciding what it wants to become — and that in-between moment, before the roads widen and the towers rise, is precisely when the earliest buyers tend to find the best value.
Neral's connectivity story is being rewritten in real time, with rail, road and aviation infrastructure converging on this once-sleepy junction town.
A 29.6 km double-line corridor with five new stations; part of MUTP-3, it will cut travel time between Karjat, Panvel and CST by almost half.
Located roughly 70 minutes away in Ulwe, NMIA is set to become a major employment and connectivity anchor for the eastern MMR corridor.
The Karjat–Murbad Road runs through Neral, linking it directly to Karjat, Panvel and Badlapur for regional road travel.
A key junction on the Mumbai suburban network that also operates the heritage toy train up to Matheran.
The planned 35 km corridor linking CSMIA and NMIA is expected to strengthen east MMR connectivity, indirectly benefiting Neral's access to both airports.
The state government has appointed MMRDA as the Special Planning Authority for Karjat, Neral, Poynad and Alibaug, formalising organised growth in the belt.
Despite its small-town character, Neral has a functioning base of educational institutions, healthcare centres and local markets that serve resident families.
